Nashville Luxury HomeNashville Luxury Homes Market Report for January 2012 – shows that activity is increasing in the catagory with 16 closings compared to 10 the previous January. The average sales price for Nashville luxury homes was also up significantly to $1,798,565 compared to $1,115,120. What these statistics are telling us is that not only are more Nashville million dollar homes being sold, but multi-million dollar homes are now starting to sell.

 The most expensive home sold was 18,000 square feet and located in Green Hills. The selling price was $5,300,000. Two homes sold in Laurelbrooke, a gated community in Franklin for over $3,000,000, and 2 luxury homes sold in Annandale in Brentwood. For home buyers who are new to the area, almost all of the Nashville luxury homes are sold in areas directly south and west of Nashville in Belle Meade, Brentwood, and Green Hills.

Nashville Homes Sales for December 2011

Nashville Real EstateNashville homes sales increased 21 percent in December of 2011 compared to the previous December with 1502 sales of single family homes compared to 1237 the previous year.

Inventory levels continue to shrink with 10,574 Nashville homes available compared to 12,146 one year ago, a 13 percent reduction in available homes, the lowest level since 2007. Average number of days on market is down to 94 days and median prices are still lower than last year at $168.500.

 Nashville condos also have seen a major reduction of inventory with 1447 units available compared to 1799 last year, as reduction of 24 percent. Prices for Nashville condos have also been stable with the median price staying at $140,062.

 In my opinion, Nashville real estate in showing all the signs of a major correction with significant reductions in inventory and increased sales on a comparative basis, it's becoming harder every day to find good choices for buyers, and sellers who have realistic expectations are selling their homes at a fair price. The average asking price to listing price ratio was 96 percent for Nashville homes.

  • 1502 Nashville homes sold in December 2011 compared to 1237 last December
  • 171 Nashville condos sold compared to 174 last year
  • the median sales price for Nashville homes was $168,500 compared to $174,500 last year
  • the median price for Nashville condos was $140,062 compared to $140,000 last year

  • the absorption rate for Nashville homes based on December sales is 7 months
  • the absorption rate for Nashville condos is now 13 months

Williamson county real estate sales for December 2011

Williamson county homeWilliamson County real estate sales for December 2011 were up 20 percent compared to the same month last year, with the median price of sold homes being flat at $365,900 and days on market at 102 days. The biggest concern for buyers of Williamson county real estate is the shrinking availability of homes with inventory decreasing from 1922 last year to 1745 this year. Franklin homesare down to a five month absorption rate, as well as Brentwood homes. Spring Hill is still lagging behind a little with a 7 month absorption rate and Nolensville is down to 4.5 months.

  • 265 Williamson county real estate closings for December 2011 compared to 220 last year, and 203 in 2009,
  • the median sales price for Williamson county real estate was $365,900 compared to $366,700 last year
  • inventory levels for Williamson county real estate decrease from 1922 last year to 1745 this year
  • average days on market was 102 days for homes and 119 day for williamson county condos

My analysis is that the better homes in Brentwood and Franklin get purchased quickly, expecially in the more afforable price ranges, and now the sales in Nolensville and Spring Hill are picking up because they are more affordable than home in Franklin and Brentwood. The average sales price increased 4 percent to $184,392 with the average days on market down to 73 days. Any way you look at it, the market for Murfreesboro homes is becoming more active.

The average price of Green Hills homes sold in December was $658,840 compared to $499,421 last December, an increase of 32 percent. The median price of the same homes and time show an increase of 29 percent to $549,500 compared to $425,000 last year.

The average size of Green Hills homes sold in December was 3739 square feet compared to 3268 square feet last year. 31 Green Hills homes are currently pending sale or under contract and 163 homes are listed in the Nashville MLS as available for purchase. The absorption rate of Green Hills homes based on December sales is down to 7 months. The list price to sales price ration for Green Hills homes is now 97 percent.

Brentwood HomeBrentwood Homes Sales for December 2011increased again to 59 closings compared to 57 last year bringing the absorbtion rate to 5.2 months still within the range of what most consider a balanced market. My opinion is that we are rapidly moving to a sellers market since the inventory levels are shrinking every month and the demand appears to be increasing. The median price of Brentwood homes sold increased from $534,000 last year to $560,240 this year, a 5 percent increase, a sure sign that the market is changing. For buyers who have been waiting for the best deals, you probably waited too long, but it's not going to get any better in the near future. the list price to sales price ration for Brentwood homes in December was 96.6%. With 108 Brentwood homes currently under contract, and only 240 completed homes available for purchase, it leaves buyers with a small selection to pick from. I would suggest finding a buyers agent quickly.  

  • The median price for Brentwood homes sold in December was $560,240 compared to $534,000 last year
  • 59 Brentwood homes sold in December compared to 57 last year

Franklin homesFranklin Homes sales increased 32 percent in December of 2011 compared to 2010 with 128 homes sold compared to 97. The median price of Franklin homes sold was up 8 percent at $387,500 compared $356,458. With 643 Franklin homes currently listed in the Nashville MLS as available for purchase, the absorbtion rate is now at a little more than 5 months swinging to a much more favorable sellers market. 106 Franklin homes are currently pending and another 48 under contract. It doesn’t take a brain surgeon to understand what this means, if you are a Franklin home buyer, you negotiation leverage is quickly disappearing, If you are a seller of Franklin homes, you have a much better opportunity to get a good price for your home now than you did last year.
