Is the year really over

1063 golf view waySitting in my open house at 1063 Golf View way, on a warm sunny day, it just doesn't seem possible that the year is over.  Big changes happened this year. I was married on Feb 12, I moved to Keller Williams in the spring, I designed a new Nashville Real Estate  website to increase the exposure of my clients properties,and I started blogging in the summer, to learn everything I could about inproving my marketing skills.

All of those changes will allow me to focus on my Nashville real estate customers, and deliver a much higher level of service.

With the changes I've made, anything but a monster 2008 will be a disappointment. I say set the bar high, and keep working at it.

Granite more important than Hardwoods?

Granite counter topsAn article in the local Nashville Newspaper stated that homes without Granite counter tops are much less likely to sell in most upscale communities. The price ranges for these upscale communities in the Nashville area are $300,000 and up. It seems that instead of dropping the prices on homes, some sellers are adding Bling. Does it work? FOr Nashville real estate, sometimes. Granite cannot overcome a bad location, or a bad floor plan, but it can make the kitchen look great. Sometimes comparable homes are close enough that just one thing will make the difference in a sale.

What does it cost to add granite?  It depends, but according soem sources, you should expect to spend at least $3500.

Will it ever be out of style? It's hard to say, but most natural products keep their value and look great for many years.

One thing is for sure, Nashville real estate buyers want it, and that means if more money spent purchasing the home.  There is a boundary in Nashville Real Estate dividing the buyers and sellers.   The sellers with homes in certain locations will spend the money to upgrade their home because they have it.  In other Nashville locations the sellers will not spend the money to upgrade counter tops because they do not have it.  This is a bonus for some buyers because they can then squeeze into a house they might otherwise not be able to qualify for.

Builders bringing down the neighborhood

I noticed an article in the paper today where a homeowner wants to sue his builder because he bought a home last year for $200,000 more than the same house is being priced today by his builder.

I'm not a judge, but I've got to believe that that no builder is required to fix prices. Nashville real estate has been very consistant, so we haven't seen much of that from builders. How are other areas doing?

Nashville Real Estate Market Report

An article in the Tennessean from Mandy Wachtler reported that prices of single family homes were up again last month compared to 2006. The average price of Nashville Real estate single family homes was $179,900 compared to $174,900 in 2006. Nashville real estate condo's rose from $159,900 to $167,035. Nashville real estate  sales were down 21 percent from 2867 to 2260, Inventory sits at 22,301 compared to 17,175 last year. Approximately 8 months supply of real estate is available at this time, compared to 6 months last year. As a comparison, some other parts of the country have 3 years supply at current sales levels. We are in a very good real estate environment for both sellers and buyers.

 Year to date Nashville real estate closings through November were down 13 percent from 2006 a record year. 32,112 compard to 36,947. Nashville is still a very healthy market, and to the disappointment of some buyers, prices are still very stable.

The media reports home sales on a national level that scares everyone.  Nashville is not Las Vegas, and the speculators didn't run up the prices here they they did out west. It's still fairly inexpensive to buy a home in Nashville, don't let the national news scare you away.

Nashville real estate - Stress Management

I have some buyers who say they want to buy Nashville Real Estate. We look at homes that meet their criteria, radnor lakeand they can't decide what they want to do. We have so many homes that are for sale, that they are just not in a hurry to make up their minds. Just as I start to stress, I remember what one of my realtor friends told me to do when I've had a rough day, it's a stress management technique recommended in all the latest psychological texts.

The funny thing is that it really works...
    1. Picture yourself near a stream.
    2. Birds are softly chirping in the cool mountain air.
    3. No one but you knows your secret place.
    4. You are in total seclusion from the hectic place called "the world,"
    5. The soothing sound of a gentle waterfall fills the air with a cascade of serenity.
    6. Bubbles slowly float to the surface creating a gentle gurgling sound.
    7. The water is crystal clear.
8. You can easily make out the face of the person you're holding underwater.

    See! You're smiling already.

Spring Hill Real Estate in November continued the trend of the previous months, the averages tell us that people are buying smaller homes at a price per square ft that's a little higher than last year in Williamson county. In Maury county the trend is for larger homes with the prices being higher than last year, but at a lower cost per square ft. Homes in Spring Hill averaged $30,500 more in Williamson county than Maury county for the month of November.
