Beware of Dog

snoopyI have clients who are having some difficult time with their marriage, so they have decided to put their home on the market, and go their separate ways. I stop by and access their property, write up the listing paperwork, and tell them the bad news. The dogs have to go.

Why, they asked. My answer, some people don't feel comfortable in a house with dogs, any dogs, do you want to sell the house? If so, take the dogs somewhere else. At that point, they had 3 dogs in the house. The house was clean, and didn't smell or look like dogs lived in it, but they did. The next day, I came by to leave some things, and the owner showed me his new pit bull. I guess he didn't really want to sell, because everyone who's seen the house could only talk about the dogs.

I know some people don't get it, but if you have dogs or cats in the house, you are eliminating part of your potential buyers before they ever see the house. I know a lot of people who have bad reactions to cats, and will not buy a home that a cat has lived in, even if it has new carpet.

Newport Crossing - Thompson's Station, TN

Newport Crossing is a neighborhood of single family homes and townhouses on the north side of Spring Hill, and just south of interstate I-840.Newport Crossing

The homes range from 1200 square ft to 3000 square ft , most have 2 car garages, but some do not.  All of the homes were built by John Maher builders between 2001 and 2004, so most of the homes are in good condition, and have modern features.  The townhouses are all 2 bedroom units with both bedrooms upstairs, and no garage. Some have 1.5 baths , some have 2 .5 baths, some have fireplaces, and some do not. Be careful to make sure that you select the right floor plan for your personal needs. Prices of the homes have been ranging from $150,000 to $275,000 at this time.  Prices of the townhouses range between $145,000 and $159,900. Schools are Heritage elementary, Heritage Middle school, and Independence High school.

Dallas Downs - Franklin tn Real Estate

Dallas Downs is a small neighborhood on  the south side of Franklin with all brick single family homes priced between $275,000 and $575,000. Most of the homes were build in the early to middle 1990's and have 1/4 acre lots, 3 or 4 bedrooms, 2 baths, and 2 car garages.

  The estate section of  Dallas Downs has several homes on 1 acre lots in the 3000 to 4000 square ft size and priced between $450,000 and $575,000. A community pool, tennis courts,  and playground make it a family favorite.

The average price of a home in Dallas Downs is $305,000.

Polk Place - Franklin tn real estate

Polk place is an upscale neighborhood located on the South Side of Franklin close to the Carnton plantation and Franklin Battlefield. With single family all brick homes ranging from 2500 to 4000 square ft in size. The prices of homes in Polk place range from $375,000 to $500,000 with the average being $431,000 at this time.

The school zones Polk Place homes include Franklin Elementary, Winstead Elementary School, Fred J Page Middle School,  Freedom Middle School, and Centennial High School. If schools are important, be very careful when looking at homes in Polk Place. All are good schools, but some are farther away than others.

The popularity of the neighborhood can be attributed to the prices of the homes being fairly inexpensive for Franklin, the close proximity to Franklin, and the excellent schools.

Wades Grove - Spring Hill

wades groveWades Grove is an all brick community in Spring Hill, just south of Franklin. The average home in Wades Grove is 2600 square ft and cost $277,000. Sales for December were slow, and only one  home was closed during the month.

Currently, 1 home is pending;  and 19 homes are actively listed with 18 being new and the other 1 being a resale. 

The average price of listed homes dropped dramatically due to the introduction of a lower priced line of homes into the neighborhood. The smallest home available in Wades Grove is now 1428 sq ft, and costs $203,900. The largest home is 4200 square ft and cost $429,900, so you have a lot of choices.

It's Freezing out There, and Buyers are still looking -

5141 FredericksburgI had planned to take the Sunday off. I haven't taken a Sunday off in a long time, and I thought it was too cold for people to look for homes. I guess I was wrong, because late Saturday evening, a realtor asked to meet with at Golf view estates to take to her client about Lighthouse Builders, and the homes they have under construction.

I also received an offer on my Harpeth Trace condo on Saturday evening, that caught me by surprise. And another realtor wanted to show my listing in Brentwood at 5451 Fredericksburg early  Sunday morning. If buyers are willing to look for Nashville real estate on the coldest day of the year, I think the market is really turning around.

Energy Efficient homes - Spring Hill

Energy Efficient Homes in Spring Hill seen to be the rage right now, Lighthouse BuildersMost of us are now feeling the cold of winter. An even though it's not as cold in Tennessee as a lot of the country, I can tell when I walk in a home if it's been property insulated. Just going from room to room, you can feel a difference in temperature, and that usually means rapid heat loss.

Now is the time to consider what buying a new construction home might save in energy cost over the life of the home. When I moved to a larger home in 2006, I expected my energy bill to go up, because it was a larger home. Imagine my surprise when the energy bills were 50 percent smaller. My previous home was built in 1995, and didn't have modern windows, doors, and HVAC units. The insulation standards for Nashville real estate at that time were much lower than today, so that it was cheaper to build, but more expensive to maintain.

Some of the better Nashville real estate builders have methods of sealing homes from the outside that were not common just a few years ago. A new home can save you a lot of money on maintenance cost and energy bills.

Respect for Privacy

I am  amazed by the things I see on TV and read in the magazines about the Paparazzi hounding movie and music stars around the clock in California, New York, and Colorado. When I see stars out eating lunch or going to movies in Nashville, they don't need an army of security or a disguise, most people in this community have respect for privacy, and leave them alone to live their lives. We appreciate the fact that they want to live like normal people, and we try to make sure that they are able to do so.

It's no secret that a lot of music stars live in Nashville. No wonder, they can actually come out of their homes without people jumping on their cars to get a picture. Who are these people, and why would anyone put up with it.
