30 Second SEO / Link Building Tip #3 - Your blogroll is CURRENCY!

I plan to use this in my training class tomorrow. Links are the key to good google rankings.

Via Dirk Johnson (DomainDrivers.com):

30 Second SEO / Link Building Tip #3 - Your blogroll IS currency

I was recently engaged in a discussion with a well-know real estate blogging advisor. I mentioned that blogroll link exchange in real estate is the single largest potential link source that I have ever seen in ten years of doing SEO work. After all, with thousands of real estate blogs, the numbers are staggering. And that is just the tip of this iceberg.

My comments were not taken kindly, to say the least. This individual told me, in no uncertain terms, that link exchange with blogrolls is an inappropriate use of the format. He explained that blogroll links are intended to cite worthy content, and that exchanging links, if it became rampant, would somehow ruin a good thing.

What was conveniently minimized in his rebuttal was the fact that this blogger actively engages in blogroll link exchange. He even admitted to it. So I was confused. It is apparently good for him to do it, but not for others.

Which brings us to this: What is worthy content? Do you have to be a blogging guru to be worthy of a blogroll citation? I think not. How about the blog of a trusted colleague across town, instead? Surely their content is worthy of citation. As is your own. So...cite each others blogs, in your blogrolls. You will both benefit from the links.

Many of these gurus are busy as beavers convincing you to link to THEIR "worthy" content. But what do YOU get in return? These days, it's often nothing. For most of them, their own blogrolls are already filled to capacity from linking to and from their well-established circle of friends.

From what I have seen so far, most of these blogging gurus refuse to explain to their readers the REAL value of a blogroll. Maybe because it's not in their own best interest to do that. Instead, they want you to link to "worthy content". Like theirs. That is the "proper" use a of blogroll, in their eyes.

Folks, your blogroll is YOUR property. Links are the currency of the Web. A blogroll is your own link CURRENCY. My advice it to use it to YOUR own advantage, not on behalf of a pack of gurus who already have hundreds of links and great search engine rankings.

Spend your blogroll currency wisely, with other bloggers, be they other agents, or local community bloggers, but get something tangible in return. That is this: Get a link back, from another valid website.

YOUR content is worthy of citation, right? So is the content of your colleagues, be they in your own town, or anywhere in the world. Put your blogroll currency to use. Start today.

There are thousands of agents in your same boat. They have worthy blogs, but are in need of links. The gurus  have already done this. If it's good for them...

Tip #1 - Blogrolling for Links

Franklin TN Real Estate Statistics - Market Report Fourth Quarter 2008 and Three Year Comparison

Franklin real estate statistics

Via Tiffany White - Franklin TN Real Estate (Keller Williams Realty - Franklin TN):

Franklin Market StatsFranklin TN (Williamson County) Single Family Home Sales Statistics based on MLS data for October through December.

FRANKLIN 2007 2008
Average Square Footage 3,158 2,960
Average List Price $481,258 $445,135
Average Sale Price $473,937 $429,759
Average Days on Market 64 85
Total Closings 344 223
Sale Price per Square Foot $143.69 $148.64
Sale Price to List Price Ratio 98.5% 96.5%
Total Expired Listings 222 289
Total Withdrawn Listings 311 319

Even though the market is down in the Greater Nashville area, our property values have only dropped slightly since the market shift in mid-2007.  If buyers expect to come in and secure a contract on a home by offering 20% below the asking price, it's not likely to happen!  The ratio of sale price to list price in Franklin was 96.5% during the last quarter of 2008.  This is based on the 223 homes that actually SOLD and CLOSED.  It does not include the 608 listings that expired or were withdrawn during the same time period.  Home sales were down 35% the last quarter of 2008 compared with 2007.

Below is a look at how our Franklin real estate market has changed over the past few years.  We shifted from a sellers market to a buyers market rather abruptly in approximately July/August 2007.  Activity dropped sharply over the matter of just 3 weeks.  Chances are that the next market shift will also happen very quickly.

Carry your computer in your pocket

Nashville real estate - My trusty old Treo finally became unusable this week, and a decision had to be made. I've had Cingular service forever, and my service contract was up, so off I go to the AT&T store to see what they had.

After spending way too much time looking at smart phones from palm, LG, Motorolla, Blackberry, and Samsung, I asked the young man who was helping to point me to the best hand held computer they had. Off in a corner, all by itself, the iPhone booth looked like an art display, instead of the home of the best smart phone ever designed.

All of the features i needed were adressed by apple, and the cost was actually lower than some of the other options I had considered. Maybe I was missing something, so I did the logical thing and sent a text message to Brad Andersohn. His reply was quick and to the point, Get the phone, you will never look back.

My needs as realtor seem to be all addressed by this beauty from Apple. The 3g network allows for fast data transfer, and the wifi connection allows me to use those networks for data transfer when available. Voice is crystal clear, and it's smaller and lighter than my treo.

I haven't used the GPS feature yet, but it will be appreciated when I'm showing property in the sticks. I use gmail, and this phone seems to be designed for google applications. This is the best investment in my business I've made in a long time. I'm not sure that I need a laptop anymore.

What's stopping you?

Nashville real estate - This has become my most often used question, and it fits a lot of people. While teaching at the office, or just answering questions about the real estate market, or any project that seems to be just a thought. The first thing that comes out of my mouth is usually "what's stopping you". Surprising as it may seem, the answer is usually nothing.

So if you think it's a good idea, just start doing it. If you need help, just ask, someone is always will to help those who help themselves. If you want to buy a home, I'll ask the same question. I can help you with that, It's what I do, and I like to think I do it well.

Don't drive with an IPOD

ipodNashville - My son has been driving for years without having any accidents, until yesterday. He has a device that allows him to listen to his Ipod through his car radio. Unfortunately, he's not content to just let it play, he has to change the songs.

The roads in parts of WIlliamson county have little or no shoulder, and sometimes have steep drop offs. He said that he only looked down for a second, and then one wheel off the read, and then he had no chance of getting back on the road before some major damage to the front of his car, and a fence.

It could have been the other direction and into traffic instead of just a fence, so in that regard he was lucky. But I see people doing it all the time, as well as sending text messages on their phone. I'm almost wanting electronic devices in dars to be illegal. Calm down, I did say almost.

Spring Hill - Sales History

This is a very good analysis of the real estate market for homes in Williamson county over the last 5 years. So for those of you who really want to know where the market is in Williamson county, at this time, here it is

Via Real Estate : Mike Nastri (Keller Williams Franklin):

Spring Hill TN,  Williamson County,  5 Year Market Report

Spring Hill TN,

Compiled from data from the MLS

The chart above represents the past 5 years of home sales in Spring Hill TN (Williamson County).  While the Days on the Market has risen the past 3 years and the 2008 sales price is lower than 2007, it is still well above the 2006 mark.

So after years of value increases, and substantially so the past 4 or more years, the prices remain good for people that have held on.   If you are in the market good buys are there to be found.  Think of buying and staying a few years and your home investment will still be the best money you can spend.

Nashville real estate is not going to the dogs

snoopyNashville real estate - I have a past client who asked me to stop by and talk about selling his home. He has just been divorced, and is having second thoughts about keeping the house. The home is in a great location in Nashville, but he has a problem, and it greets you at the door. So I tell his that if he wants to sell his house for a good price,  The dogs have to go.

Why, heasked. My answer, some people don't feel comfortable in a house with dogs, any dogs, do you want to sell the house? If so, take the dogs somewhere else. At that point, they had 3 dogs in the house. The house was clean, and didn't smell or look like dogs lived in it, but they did. The next day, I came by to leave some things, and the owner showed me his new pit bull. I guess he didn't really want to sell, because everyone who's seen the house could only talk about the dogs.

I know some people don't get it, but if you have dogs or cats in the house, you are eliminating part of your potential buyers before they ever see the house. I know a lot of people who have bad reactions to cats, and will not buy a home that a cat has lived in, even if it has new carpet.

Franklin Tn named Distinctive Destination

Great post about the recognition that Franklin is getting

Via Franklin real estate Elizabeth Payne (Keller Williams - Franklin market center):

Franklin at christmasFranklin Tennessee has been named as a 2009 Dozen Distinctive Destination by the National Trust for Historic Preservation .

12 cities across the United States receive this award by working to preserve their historic character. Downtown Franklin is 15-block historic district on the National Register of Historic Places. The downtown square area has a mix of more than 70 boutiques, antiques shops and restaurants.

Franklin  Tennessee was the site of the site of the Battle of Franklin, one of the worse disasters of the Civil War. The confrontation claimed 8,587 lives. Civil-war tourism has soared recently, and the city has added tours of historic homes including the Carter House, Lotz House and Carnton Plantation.

Carnton Plantation is the setting for "Widow of the South," a best-selling novel by Robert Hicks. After the publication of the book in 2005, tourists' visits to Carnton more than tripled. Tourist are also attracted to  the  Tennessee's Civil War Trail and the Natchez Trace Parkway, a National Scenic Byway that encourages hiking, biking, horseback riding and camping.

Southern Living recently named Franklin as it's 2008 Readers' Choice Awards for best small towns.
