Nashville Home Sales for November

Nashville real estateNashville real estate sales for November were disappointing with 1,326 Nashville homes closeing for the month, according to figures provided by the Greater Nashville Association of REALTORS®.

This is down 32.8 percent from the 1,973 Nashville closings in November of 2009. Year-to-date Nashville real estate closings through November are 18,750, a 4.2 percent decrease from 2009 when 19,571 closings were reported through November.

There were 1,623 Nashville real estate sales pending at the end of the month, compared with 1,742 pending sales at this time last year. The average number of days on the market for a  home in Nashville was 98 days. The median residential price for Nashville homes during November was $165,000, compared with last year’s median price of $158,500, and increase of 4 percent. As you can see, the number of homes sold is less than last year, but the prices of Nashville real estate is starting to increase.

Wordless Wednesday

It's Christmas time, and those of us who live in Franklin tn or the surrounding areas of Brentwood, Green HillsNashville, and Spring Hill have a lot of holiday sights and Festivals to enjoy every year. The average days on market for Providence homes was 92, and the average price for homes sold in Providence was $251,302. At this time, 58 Providence homes are currently pending, and almost all are under construction. Time To Pull Your Head Out Of The Sand: Interest Rates Are Up, Up, Up

I'm telling my buyers that they had better move fast, because the shake up in Washington will have a positive impact on the business environment, in turn investors are moving from bonds to stocks, drive the yields up. What does all of that mean, mortgage rates are rising fast.

Via Mike Jones (SUNSTREET MORTGAGE, LLC):

Interest rates are up, up, up!

Bonds are selling off.  Since November 4th, the yield on the 10 year bond has risen more than one full percentage point.  That's a big deal, folks. 

You'll remember that we started out the month of November with the US Treasury pledging to buy $600 billion in assets.  This worked previously, as bond yields fell to historical lows, and buyers were able to buy homes with 30 year mortgages priced as low as 4.000%.  It's no longer working.

Both buyers and REALTORS quickly came to rely on mortgages in the low 4s, and many are waiting for this "blip" in rates to subside.

That wouldn't be a good bet, in my humble opinion!  We're in the low 5s right now, and I don't expect rates to stay here for long.

Action Point:

Shake off the winter blahs.  Make hay while the interest rate sun is still shining on you and your buyers!
