Williamson county homeWilliamson County Real Estate Market Report for November 2011 - What we are seeing here in a rapidly recovering real estate market with increasing sales and decreasing inventory. Williamson County real estate sales increased 12 percent in November over the previous year with 201 closings compared to 179. The average sales price was almost the same as last year at $423,206 compared to $423,561, and the days on market was 94 compared to 104 last year. The availablility of homes in inventory was reduced from 2144 last year to 1922 this year, a reduction of 12 percent. Williamson county condo sales have recovered significantly with 28 closings compared to 15 last November and an increase in average price from $192,585 to $222,978 or a 16 percent increase.

Williamson county home sales continue to show strength relative to the rest of the market due to outstanding Williamson county schools and a great quality of life. Wordless Wednesday - Belmont Mansion

Wordless Wednesday - This past Saturday Elizabeth an I took a tour of the Belmont mansion in Nashvile. Of course it's now surrounded by Belmont university so most people have no idea of it's existance. The story of the original owner and the events of her life would make a fantastic book, and some say that Adelicia Aklen was the inspiration for Scarlett O'hara.

Home Alarm Systems Must be Registered in Spring Hill TN

Spring Hill home owners must register their alarms with the city. I don't always agree with the city management of Spring Hill, but this one makes sense. My guess is that a tax will follow since that's been their method of operation lately. Tax everthing and hire more union city workers with nothing to do.

It is time once again to register your alarm with the City of Spring Hill, TN

Alarm Registration Information: Title 13 Chapter 4 of the Spring Hill Municipal Code pertains to information regarding requirements of Alarm Registration. These codes apply to both commercial and residential alarms.

In order to register your alarm you must complete an Alarm Registration Form.

The Alarm Registration Form can be obtained and completed at the administrative office of Spring Hill City Hall or downloaded at: http://www.springhilltn.org/​DF/alarmregistration.pdf Completed forms are maintained by the Spring Hill Emergency Communications Department for emergency contact and law enforcement dispatch purposes.

Alarm Registration Fees:

A fee of twenty dollars ($20.00) shall be charged for issuance of any such permit. Each permit will be renewed by December 31, with a ten dollar ($10.00) renewal fee assessed annually. Multiple Offers on Franklin Homes are Becoming a Trend

Franklin homeMultiple offers on Franklin homes are becoming a trend lately. I've noticed that a lot of the more attractive homes in Franklin spend very little time on the market before they are under contract. I personally have had 2 buyers get into a multiple offer situation the first day a house was on the market. Needless to say, both of these buyers were stunned that not only were they not the only ones interested in buying the house, but that both of the homes sold for list price or higher.

 Where was the media while this was happening?

I've been writing about this all year, and it's getting worse, the inventory levels of Franklin homes have been shrinking for several years now, and unless you want to live in Westhaven, the availablility of finished new homes is very small, and some days zero. Does this mean that the builders are going to go back to building like crazy? I doubt it, and the amount of available lots to build on is also going to be an issue eventually. It takes a long time to get a neighborhood approved and ready for building, and none of that is happening right now.

Supply and demand dictate price, the demand is here, but not the supply, Increased prices are sure to follow.

Franklin home is Hurstbourne ParkFranklin Homes sale for November 2011 show that 96 homes sold for the month, once again an improvement over November last years total of 91 sales. a modest 5 percent increase. The average price of homes sold in Franklin was $427,246 and the average days on market was 101. With 129 Franklin homes currently pending sale, I expect a very active holiday sales season for Franklin real estate. Brentwood homes sales for November 2011

Brentwood homeBrentwood homes sales for November 2011 increased 9.5 percent with 46 closings compared to 42 closings for November of 2012, the average sales price of Brentwood homes increased 13 percent compared to last year. Aveage days on market was virtually unchanged at 110 days compared to 108 days. The size of Brentwood homes sold this year averaged 4385 square ft compared to 4135 last year, so the downsizing trend has reversed.

  • 46 Brentwood homes sold in November compared to 42 last year up 9.5 percent
  • the average sales price was $659,574 compared to $584,812 last year, up 13 percent
  • the size of homes sold continues to increase in Brentwood from 4135 square feet last November to 4385 square feet this year
  • 70 Brentwoood homes are currently pending with 48 more under contract
  • 343 Brentwood homes are listed as available for purchase in the Nashville MLS
