Williamson County Real Estate Market Report for November 2011 - What we are seeing here in a rapidly recovering real estate market with increasing sales and decreasing inventory. Williamson County real estate sales increased 12 percent in November over the previous year with 201 closings compared to 179. The average sales price was almost the same as last year at $423,206 compared to $423,561, and the days on market was 94 compared to 104 last year. The availablility of homes in inventory was reduced from 2144 last year to 1922 this year, a reduction of 12 percent. Williamson county condo sales have recovered significantly with 28 closings compared to 15 last November and an increase in average price from $192,585 to $222,978 or a 16 percent increase.

Brentwood homes sales for November 2011 increased 9.5 percent with 46 closings compared to 42 closings for November of 2012, the average sales price of Brentwood homes increased 13 percent compared to last year. Aveage days on market was virtually unchanged at 110 days compared to 108 days. The size of Brentwood homes sold this year averaged 4385 square ft compared to 4135 last year, so the downsizing trend has reversed.
