Forest Hills HomeForest Hills Homes Sales January 2011 - 33 Forest Hill homes sold in 2011 at a median price of $673,000, both of those are increases over the previous year totals of 29 sales at a median price of $525,000. Even with those increases, Forest Hills homes are not the most active in the area, with Green Hill on one side and Brentwood on the other, Forest Hills gets overlooked by most people. One of the reason is the small number of available Forest Hills homes. Right now, only 33 Forest Hills homes are available for purchase, 4 homes are pending, and 4 others are under contengency contract.

Nashville Condo Sales for January 2012

Nashville CondosNashville Condo Sales Increase 27 Percent in January with 142 closing in Nashville and the surrounding communities compared to 112 last January. Prices of Nashville condos increased 7 percent from $166,844 to $178,847 and average days on market is down to 3.5 months. 230 Nashville condos are currently pending and only 1345 Nashville condos are listed in the Nashville MLS as available for purchase. My analysis is that the buyers are now becoming a larger group than the sellers and the bargains are becoming harder to find. My prediction is that the Nashville condo market will be a full blown sellers market by mid summer if not sooner. In some areas like Green Hills, it already is.

  • the average sales price was $178,847 up 7 percent from last January

Nashville homes sales for January 2012

Nashville HomesNashville Homes sales for January included 1116 home closings and 158 condo  closings, and increase of 22 percent for homes and 35 percent for condos. Inventory levels for single family homes are down 18 percent compared to the same period one year ago, and Nashville condo inventory levels are down 26 percent. All of this together means that it’s tougher for buyers to find what they are looking for, and a better opportunity for sellers to get a fair price for their Nashville real estate

  • 1116 Nashville homes closed in January compared to 918 in 2011, a 22 percent increase
  • 158 Nashville condos closed compared to 117 last year, a 35 percent increase
  • the median price of Nashville homes sold was $157,500 compared to $165,325 last year
  • the median price of Nashville condos was $140,325 compared to $131,500 last year
  • 1o,971 Nashville homes are available for purchase compared to 12,595 last year
  • 1526 Nashville condos are available compared to 1922 last year
  • the absorption rate for Nashville homes based on January sales is 9.8 months
  • the absorption rate for Nashville condos is 9.5 months
  •  The average number of days on the market for a single-family home was 95 days

Franklin HomesFranklin Homes Sales for January 2012 – What is normally considered a very slow month for real estate wasn’t slow at all with 72 closing for the month. If you’ve been reading my updates, you probably know that the availability of Franklin homes has been declining for some time now to the point where it’s difficult to find a good home before it’s under contract. This is part of the normal real estate cycle, and in the past, builders come in and built new Franklin homes to meet the demand.

 I don’t believe that they can do that this time, because most of the builders went out of business in the last market decline. The ones that remain are very conservative, so I think that new home construction will lag behind demand for a long time.

  • 72 Franklin homessold in January
  • the average sales price was $441,532 compared to $388,172 last year, an increase of 14 percent
  • Days on market for sold homes is down to 89 days
  • average size of homes sold was 3041 square feet
  • 126 Franklin homes are currently pending sale plus another 82 under contract
  • 636 Franklin homes are currently listed in the Nashville MLS as available for purchase
  • the absorption rate for Franklin homes based on January sales is 8 months

 

The average price of Franklin homes is going up because most of the more affordable homes have been purchased and now buyers have choices of new construction homes that cost as much as ever and homes that not being sold under financial stress. Meaning that it’s much harder to find a deal than most people think. In fact it would be in your best interest to find the home you really like and buy it knowing that it will still be a fair price because of the appraisal process, and you are getting the deal on the mortgage side of the transcation. With interest rates sometimes below 4 percent, the affordability of Franklin homes has never been lower.
