New Nashville Homes need to be inspected

Nashville real estate - My home inspector Michael Thornton wrote a blog about this several months back, but I would like to remind people of why it's in the buyers best interest to have their Nashville home inspected by an experience, trained, professional home inspector.

The picture is from the attic of a 5 year old Nashville condo, and when the seller was told that no insulation had been installed, her comment was that now she know why the utility bills were so high.

Nashville codes inspectors sometimes don't bother to climb in the attic or into the crawl space, and that's where a lot of problems will be found. If this condo had been inspected when it was new, the builder would have corrected the problem at no cost to the buyer. A lot of money would have been saved by thes owner who now has to pay to have it corrected herself.  Just the difference in utility bills would cover the cost of the inspection many times over.

What's stopping you?

Nashville real estate - This has become my most often used question, and it fits a lot of people. While teaching at the office, or just answering questions about the real estate market, or any project that seems to be just a thought. The first thing that comes out of my mouth is usually "what's stopping you". Surprising as it may seem, the answer is usually nothing.

So if you think it's a good idea, just start doing it. If you need help, just ask, someone is always will to help those who help themselves. If you want to buy a home, I'll ask the same question. I can help you with that, It's what I do, and I like to think I do it well.

I want trees with my Nashville Homes

nashville treesNashville real estate - I have a client who was transferred here from Oregon, and when they picked out several homes to view, none seemed special, or even similar. I'm a pretty quick guy, but this one had me stumped. But I didn't say anything until we had looked at a couple, and then I asked my questions.

Why did you like the house? It had trees in the back. I can't have a house without mature trees. OK, this is unusually for the Nashville customers I've had in the past. Most like trees, but they don't use it as a major purchasing issue.

From now on, I make sure to ask my buyers if trees are important. because most new homes just don't have many.

Will you help me find my Agent

carronbridge entranceNashville real estate - I talked to a lady over the weekend who will need to sell her home in Nashville soon, in preparations for moving out of state. After the typical questions about the commission rates, and how many homes I had sold in Nashville, how was the market,what's her house worth, you know the usual stuff. She hits me with this.

Can you help me find my agent?

What do you mean? The agent who helped me buy this home she says. Does she send you post cards? no. Does she ever call you just to stay in touch? no. Do you know anything about her? Just her name, I haven't taked to her in years.

When she told me her name, I told her that I didn't know her and left it at that. But afterward, I looked her up in the Nashville MLS, and no surprise to me, she is no longer in business. Here is a case where all she had to do was keep in touch, spend a few dollars a year on post cards, make a few phone calls, and business just shows up.

But in this case, the realtor didn't even make the attempt.

Nashville real estate buyers are back

Nashville real estate - Most realtors in the Nashville area will tell you that having an open house when the Titans are playing in Nashville is usually going to make for a boring afternoon. But Sunday was a surprise. The Titans did win the game in overtime against a very good Green Bay team, and once again Kerry Collins was able to keep the chains moving at the end of the game when they needed it the most. The running game for the Titans continues to be the foundation of the offense, and the defense is just playing great every week.
For Nashville real estate agents, this has been a slower than normal time for several reasons.

1. The mortgage crisis has caused a lot of confusion among buyers on what they can afford, and what the near future might look like. This seems to be stabilizing, and you can expect rates at around 6 to 6.5 percent most of the time. I haven't talked to anyone in the mortgage industry who feels like it will get much lower

2. The election - With the two parties being so far apart on who they represent, it seems to be on everyone's mind. Tuesday it will be all over, so hopefully we can focus on important personal issues, instead of what every news channel is spinning.

3. Bloated inventory levels - Lets face it, we had too much inventory for the past 12 months. The building of Nashville real estate has slowed significantly, and inventory levels for single family homes have been dropping every month. When the time comes that builders need to start in earnest, prices will go up. It's not cheaper to build now than it was last year, but the prices on spec homes are at cost or below in some cases. That will end soon.
