I Want More Smart Buyers

Nashville HomeI want more smart buyers. You know the ones I'm talking about, they usually do a lot of research before they buy anything, they visit a lot of open houses to get a feel for the area, and then they decide to go the next step. If they are really smart, they hire a local real estate expert, instead of thinking they are the expert.

Let's face it, we all get buyers who sound like they know what they are talking about, and sometimes they do, but it's usually just buzz words. (we get those with supposed SEO experts too). But when it comes right down to it, the information they have is usually not appropriate for the area they want.

To get the best best on a great home, they need professional help.

The happiest customers I have are the ones who can describe what they want, and then let me do my job. Find the best home that meets their needs, negotiate the best price, and arrange inspections, an appraisal, and negotiate repairs. They get the home they want at a great price, and no worries.

Just think about the experience factor. Most people purchase less than 5 homes in their lifetime, A good realtor will have that many deals in a busy month. After hundreds of deals, most experienced agents have seen and resolved almost every situation a realtor can have. THe strangest thing about it is that buyers agents are paid by the seller. It doesn't cost a buyer any money, and in almost every case, saves the buyer lots of money.

 Maybe it's just a control issue.

Smart customers know that a good buyers agent will save them a lot of money, the ones not so smart go find a FSBO and hope for the best.

I Thought This Was A Buyers Market

Nashville real estateI Thought This was a Buyers Market -  The first thing she said as she looked through this immaculate Nashville home.

 I had on of those visitors at my open house last week. You know what I'm talking about. Didn't like anything about the property, she was just stopping in because she was in the area. The floor plan was all wrong, the neutral colors were too bland, the place was too clean for anyone to actually be living in it. The bedrooms were too big?

I told her that the seller was asking the less than he paid 2 years ago, and at that he would be losing a considerable amount of money. Since the Nashville home looked new, so much so that she thought nobody had ever lived in it, and the fact that a new one just like it would cost 10 percent more, it's a great deal.

She had a blank look on her face, so I don't know what she was thinking. She didn't buy the home, so I have to assume that she is still looking for the buyers market she keeps hearing about. My suggestion is to try Florida.

If you Want to Change Your Closing Date - Inform your Realtor

Nashville - I had a buyer who was scheduled to close on the 30th of this month. The home she was buying was occupied, and the sellers of that home were buyng another one. It's the way real estate is supposed to happen. 

My buyer could close at any time (assuming the sellers could close also), so she asked her loan originator if it would be ok to move the closing up a few days. Sure he said, "what day would you like", "how about the 28th she says", I'll get done says the loan originator".

Unfortunately, neither she nor the loan originator bothered to tell the real estate agent (that would be me). I get a call from my closing attorney on the 27th asking me what's going on. Needless to say, since the other parites involved were not ready to close, it didn't happen.

Was anything really hurt by all of this? Not really, but it could have been prevented by a phone call from the mortgage originator to the realtor. We try our best to make it a smooth process.

Housing Prices are increasing

HouseNashville real estate - THe Federal Housing Finance Agency announced today that home prices increased from April to May, This is not news to those of us representing buyers in the Nashville area, but it might surprise buyers who have been waiting for prices to fall.

Not only have home prices started to rise, but the inventory of Nashville Real Estate has continued to decrease as buyers purchase the best properties. Builders are still waiting for opportunites to build at a profit, so the inventory on new homes is very low in some areas.

$8000 Tax Credit Information for Nashville Home Buyers

$8000  from Uncle Sam. Why would you ever turn it down.

2009 First Time Homebuyers Credit – DOES NOT HAVE TO BE PAID BACK!!! To be eligible you must meet the following requirements:

  • -You purchase your home (close on home) before December 1, 2009
  •  -You (and your spouse) did not own any other main home during the 3-year period ending on the date of the purchase
  •  Income Limits Single persons adjusted gross income of $75,000 or less are eligible for the full $8,000 credit Married persons adjusted gross income of $150,000 or less are eligible for the full $8,000 credit *Phase out of credit begins at $75,001 for single persons and $150,001 for married persons and is completely phased out at $95,000 and $170,000 respectively
  •  Main home defined: The one you live in most of the time. It can be a house, houseboat, housetrailer, condo, etc. A home you construct is considered being purchased on the date you first occupy the home.
  • Who is not eligible for the credit: -Your income exceeds the phase out amounts ($95,000 single & $170,000 married) -You buy your home from a close relative. Including your spouse, parent, grandparent, child, grandchild -You do not use the home as your principal residence -You sell your home before the end of the year
  • -You are a nonresident alien
  •  -You owned a principal residence at any time during the three years prior to the date of purchase of your new home.
  •  How do you receive the credit?
  1. -Amend your 2008 tax return and file Form 5405 with the amended return
  2.  -File Form 5405 with your 2009 tax return to receive the credit
  3.  -Adjust your withholding on your paycheck

It's not the best market for downsizing - If you are paying cash

Nashville real estate - In the last few days I've met several people who have had an interest in my listing at 204 cheekwood ct. The primary reason for their interest is that all of the bedrooms are downstairs, and they are getting to the age that stairs are no longer welcome exercise. When they tell me that they need to sell their 2 story home that's 50 percent bigger, I have some bad news.

  1. 2 story homes in Nashville are now out of favor for most people
  2. it's a buyers market, and the buyers of large homes in Nashville have a large advantage
  3. Because single story homes are now in demand, they sell faster than 2 story homes, so the price is not as favorable for Nashville buyers, even in this market.
  4. Single story Nashville homes have a large envelope, and require a larger lot than 2 story homes. When looking at new homes, consider that builders charge more for these homes compared to 2 story homes because they are usually more costly to build.

 If you want a Nashville home with bedrooms on the main floor, expect to pay more for it than a home with all of the bedrooms upstairs. Exceptions are rare.

Will you take a contingency contract?

Franklin tn real estateNashville real estate - I received an e-mail today from Zillow.com, with a short question for one of the zillow users. Will you take a contingency contract on your home at 204 Cheekwood ct?

Here is my reply.

All offers are considered. In order for a contingency offer to be accepted, the seller must feel that the contingency will be met in a reasonable amount of time. 
When would you like to view the property?

The next e-mail from the customer, I'll meet you at 05:00 p.m. today.

Do most realtors just say no? I'm starting to think so, or he wouldn't have asked.

The cost of living is low in Nashville

Nashville real estate - I had a call this morning from a visitor from Abilene Texas, and she was asking about one of my listings in Franklin. She informed me that the price of homes in Franklin and Brentwood was considerably higher than where she lives.

Then I asked her about taxes. Her current home is valued at about $250,000, and her yearly property taxes are over $6000. A similar home in Williamson county would have taxes of between $1500 and $2000 depending on location. $300 a month to spend on your mortgage payment instead of property taxes goes a long way.

Montclair market report - Brentwood real estate

Montclair is a Brentwood community on aside of I-65 just off Moores lane. Homes in Montclair range in price from $600,000 to $1,000,000 and in size from 3000 square ft to over 5000 square ft. The west side of the community borders Nashville Golf and Athletic club and the East side borders the bike and walking trails.
