Koi Pond Predators

koi pondNashvile real estate - Something I had never thought of, but some of my clients need to know. If you have a KOI pond, you have keep the predators away. Your pets could be a meal for many bird or mammals. Here are a few things that were passed to me from Tranquil Waterscapes.

A few ideas to help keep the predators at bay.

Just remember: If your koi are hiding more than normal or are hesitant to surface when being fed, you may have a predator problem!

Adding a Backsplash - Nashville real estate

Nashville Real Estate - Elizabeth has decided that our kitchen needed something extra, just to make it look a little better. What does it cost, and how long will it take, are my normal questions. She estimated that if she did herself (she likes these types of projects), it would only take her 2 days, a professional, maybe 1 day. As far as the cost goes, it depends on the tile you use, but in our case it costs less than $200 in materials plus another $90 for a Tile Saw.

As you can see, It really does make a big difference. The pictures shows the before and after.

Dirty Roof Shingles

streaky roofNashville Real Estate - While on a listing appointment on a home approximately 10 years old, I was asked by the homeowner if they should replace the roof. I asked them if it was leaking, no, but it was dirty.

So I went to the front of the home (south side), and didn't see anything out of the ordinary. The north side of the home did have some discoloration that they thought was dirt. It's Algae. It grows in humid areas on the north side of some roofs and siding. You can buy a liquid at Home Depot designed to remove the Algae, and make the roof look much better.

Some modern roof materials have an Algae preventive coating to prevent this from happening.

The bottom line is that instead of spending several thousand dollars replacing a roof, they can spend a few dollars and have the discoloration removed.

Nashville Waterscapes Tour - Nashville real estate

Nashville real estate - This past weekend some of the owners of waterscapes allowed strangers into their yards in the interest of raising more of the Tennessee children's home in Spring Hill. The homes on the tour were all south of Nashville close to Brentwood , Franklin, or Spring Hill.

 The tour itself did actually take half a day to travel to all of the homes and see the ponds and waterfalls. I managed to take a few pictures so that you can get an idea of what they look like. The sound of the waterfalls may be the most relaxing sound you will ever hear.Nashville Waterscapes

Do you take your roses with you when you move?

Nashville real estate - My wife Elizabeth has a rose bush that was originally owned by her grandmother. When she moves, the Rose bush is moved also. roses 006

We don't know exactly how old the bush is, but Elizabeth thinks it's a least 50 years old.  When we moved to out new home in Spring Hill 2 years ago, she planted her 50 year old bush and bought a new one to plant of the other side of the porch to make the landscaping symmetrical. 

The roses on the new bush cannot compare to the old one in number of blooms, or fragrance of the flowers.

Man Made Waterfalls - Helping Brentwood Estate Property?

Brentwood tn real estate - At the Nashville home and Garden show this past weekend, I happened upon a display for Tranquil Waterscape Designs. Randy Young spent quite a bit of time with me explaining what they do, and how it can improve the value of property. The waterfalls and the sound associated with running water is very soothing to most people, and in a home that needs landscaping , it can be a real difference maker. In neighborhoods like the Governors club in Brentwood with 27 homes for sale over a million dollars, and  Laurelbrooke in Franklin with 20 homes over a million, I would consider something like this to make my home stand out from the rest. No chemicals are involved, and it's completely safe.

    Annual Pond Tour  
  This year's tour is scheduled for May 17th and 18th. The tour benefits the Tennessee Children's Home and 100% of the ticket sales goes directly to the Home.

 

15-20 water gardens will be featured on the tour this year within the Middle Tennessee area. Maps and tickets will be available for download soon.

Hardwoods for Nashville real estate

hardwood floors I sell homes for a small high quality builder in Nashville, and I have been trying to convince him that sanded and finished hardwood floors are more appealing to buyers than prefinished floors. While we never really know what a buyer are going to do,I don't see a downside to making the change. The expense is similar, and we've been having some problems with the installation and maintenance of the prefinshed floors. So starting on the next house, all of our homes will have hardwood floors installed the old fashion way.
