The Smell Convinced us

Spring Hill homeShowing homes today in Spring Hill, we viewed a home that looked beautiful in pictures, and my clients were really excited to see it in person. It had a nice lot in a good location, and we all agreed that it had nice curb appreal.

And then I opened the door.

The first thing out of my clients mouth was CATs. and in this case, the cat in question, which we never did find, had marked every room with cat urine.

I was the only one who noticed, because my clients never made it 10 feet into the home. Spring Hill has lots of beautiful homes at attractive prices. Anything that smells like this will never sell for a decent price. Someone needs to tell the Seller, or this home will never sell.

Just my rant for the day. Sorry, I'll try to keep it down.

Nashville real estate is not going to the dogs

snoopyNashville real estate - I have a past client who asked me to stop by and talk about selling his home. He has just been divorced, and is having second thoughts about keeping the house. The home is in a great location in Nashville, but he has a problem, and it greets you at the door. So I tell his that if he wants to sell his house for a good price,  The dogs have to go.

Why, heasked. My answer, some people don't feel comfortable in a house with dogs, any dogs, do you want to sell the house? If so, take the dogs somewhere else. At that point, they had 3 dogs in the house. The house was clean, and didn't smell or look like dogs lived in it, but they did. The next day, I came by to leave some things, and the owner showed me his new pit bull. I guess he didn't really want to sell, because everyone who's seen the house could only talk about the dogs.

I know some people don't get it, but if you have dogs or cats in the house, you are eliminating part of your potential buyers before they ever see the house. I know a lot of people who have bad reactions to cats, and will not buy a home that a cat has lived in, even if it has new carpet.

Marketing Nashville real estate on a national level

Nashville real estate - I have had more phone calls, e-mails, text messages, and contracts from strangers about Nashville and Franklin real estate, than from my sphere of influence for the first time in my career. Most of these people are from other states, but all have the same thing in common. The want to purchase Nashville real estate, and they found me, or my listings on the web. either from my blogs, or my websites.

I have to admit, that I was a non-believer at first. I really didn't think that this environment would really generate many Nashville real estate buyers or sellers, but I was wrong. My next 2 scheduled closings are from strangers who found the real estate through my website, and in turn used me as a buyers agent.

Are you winding down for the holidays

Nashville real estate - I've noticed that my office seems to be running at a different pace lately, and the customers I talk to that were waiting on the election, are now talking about the holidays. Just what you need is another excuse to wait.

The fact of the matter is that some people look at this as the perfect time to pick up a great deal on Nashville real estate. With less traffic, the good homes stay on the market just a little longer, and might be available for a little better price. The bad ones are always available.

Some people need to move. Transfers, divorce, and family, can force people to move, even when  they know it's not a great time to sell. 

I want to the Nashville realtor that's ready to work for them.  The other Nashville realtors can take the holidays off.

Put Your Nashville Home on The First Page Of Google - Mr Homeowner, I understand that you want to sell your real estate for the highest possible net price, and I am here to help. I know that you will be interviewing several of my competitors today, and all of them are good real estate agents. But, will they guarantee that your home will be the first thing a buyer sees if they google your neighborhood. How about your school zone, maybe even your town.

Ok town might be a stretch, but the school and neighborhood is not. I can guarantee those things because that's they way I advertise my listings. I spend a lot of time and money learning the best ways to maximize the your online exposure, because that's where real estate buyers usually start.
