nashville condoNashville Condo Sales April 2012 - Condo sales in Nashville have been improving along with the rest of the real estate market, fortunately for buyers, the overbuilding of the previous market means that the market hasn't switched into a sellers market yet. The exception would be condos under $300,000 in the Vanderbilt and Green Hills area. Some high demand areas are now getting offers the first day on properties fairly priced.

  • the average sales price was $189,731 compared to $181,343 last year
  • the average size of condos sold was 1369 square feet with 2 bedrooms and 2 baths
  • days on market is down to 102 days
  • 153 condos are currently pending sale
  • 914 Nashville condos are currently listed in the MLS as available for purchase

As you can tell, prices are starting to rise and with 153 condos pending, availability will become an issue later in the year. I expect the prices of Nashville condos to increase in the next 12 months, so keep that in mind if you are planning to buy or sell.

Columbiatn  homesColumbia Tn Market Report - sales continue to improve during the month of April with 55 closings compared to 55 last year. The prices of Columbia Tn homes are rising also with the average price of sold homes coming in at $150,371 compared to $125,620 last year, and increase of 20 percent. Columbia Tn seems to be following the rest of the Nashville area with increasing prices, and shrinking inventory.

NolensvilleHomeNolensville Homes Market Report April 2012 - The largest price increase that I've tracked all year belongs to Nolensville with a 34 percent increase in the price of homes sold in April compared to the same month last year. The bank foreclosures and short sales are now hard to find instead of dominating the market.

With the prices of Brentwood homesnow starting to move out of the range that some people are willing or able to pay, Nolensville is the close neighbor in Williamson county that has the land and the resources to take up some of the overflow. It doesn't hurt that Nolensville students attend some of the same nationally recognized schools in Brentwood.

  • 18 Nolensville homes sold in the month of April compared to 20 last year
  • The average sales price of homes sold was $405,320 compared to $301,762 last year
  • the median price of Nolensville homes sold was $459,350 compared to $288,178 last year
  • 94 Nolensville homes are currently pending sale

Green Hills HomeGreen Hills Homes Sales for April 2012 - Unlike the rest of the Nashville real estatemarket, Green Hills seems to be having a little bit slower recovery. Homes sales were up slightly in April with 25 closings compared to 24 last year, and median prices were up considerably at $455,000 compared to $419,500 last year. But as good as it sounds, it's still lagging behind Franklin and Brentwood so I expect it to really pick up in Green Hills next month.

Green Hills is a Nashville suburb located just a few miles south of down town and has a variety of older cottage style homes, new luxury homes, and a lot of condos. Lipscomb university is located in Green Hills as well as the Mall at Green Hills. The location close to Vanderbilt Univerity and medical center attracts a lot of younger professionals.

Murfreesboro homes prices are also on the rise with the average price of homes sold increasing by 4.9 percent from $162,558 to $170,568. It's a common trend throughout most of the suburbs of Nashville, and the real estate market in middle Tennessee is in rapid recovery.

Franklin homeFranklin Tn Homes Market Report April 2012 – The trend of increasing sales and higher prices is still happening for Franklin Tn homes with a 28% increase in the number of homes sold and an increase in median price of 8%.  I seem to repeating the same information over and over, but the trend has been accelerating and I fear the worst for the potential buyers who have yet to purchase a Franklin Tn home. On the other hand, if you are a home owner who needs to sell, this has got to be fantastic news. The shrinking inventory and increasing cost to build will make your home appreciate as the trend should continue until interest rates will eventually start to rise.
