Goose Creek Exit Design Still on Hold - Franklin Tn

Franklin's Mayor and Board of ALdermen have yet to decide on the design of the Goose Creek exit.
"We don't have all the information ready to present to the board," said Mayor John Schroer. "We are still waiting to hear back from TDOT."


The state has said if Franklin officials do not want to spend the additional $4.8 million for the SPUI, they will redesign the project, but the city will have to pay for the design work already done. That is the number Schroer and others are waiting on.
Franklin asked TDOT to use a SPUI at the Goose Creek interchange and city staff continue to recommend the design due to development pressures in the area.


 CIP Executive Dave Parker and City Administrator Eric Stuckey said traffic volumes already exceed limits where a SPUI - "which are considered to have more capacity than diamond interchanges" - are warranted. Complicating the matter is the fact neither man believes the traffic count projected by the Metropolitan Planning Organization take into account the Berry Farms development, which includes 400 residential units and 2.2 million square feet of commercial and office use in the area.


During the 7 p.m. voting meeting, aldermen delayed the matter until Feb. 9.

Many people think that without the exchange and expanding I-65 to 4 lanes, Development south of highway 96 will be very slow.

Showing land in Franklin is no Picnic

Franklin real estate - Here is a story that one of the buyers agents in my office (Tricia Williams) shared with me. I thought it would be a great blog post.


Franklin Tn Real EstateEver have that feeling; if they only knew?
People often have the sentiment that Realtors make too much money. What they don't understand is that selling real estate is so much more than a job dealing with contracts and paper work. If I come down with Lime disease, I can assure you that my commission for the sale of a lot, won't cover my medical care.
Last week I had a client that wanted to view a lot in Natchez Valley, a beautiful gated community in Franklin, TN right beyond the over pass of the Natchez Trace on highway 96 west.
The lots are large; each consisting of a minimum of 5 acres.
My client wanted to view a steep lot that is actually owned by some California investors. Apparently the previous owner had to bale out quickly, and now the lot is listed for less than half the price of the other available lots in the subdivision.
The listing agent forewarned me that it was a very steep lot, and if we were going to hike, we would definitely need some bug spray. It just worked out that the only time my client and I both could go was right at the hottest time of the day, and it was hot...really hot that day, 96degrees (windchill 110).
As we set out, the first thing we did was stop by the drug store to purchase some bug spray. Wouldn't you know it? After sending him listings for 3 years, and being on-line friends for all this time, I learned something new about him.  He is a naturalist. I'm all about some 'green', but really? He didn't want to use any bug spray that had DEET. He said it was all chemicals and bad for people and the environment. I wanted to be polite, so I didn't argue. Plus, I didn't want my buyer to think that I valued nature or his life any less than he did. So, I bought him the all natural 'green' repellent, and a Gatorade. He assured me that the natural stuff would work just as well.
traceWell...8 ticks and I don't know how many chigger bites later; I'm going to unequivocally tell you that NO it doesn't. I hate ticks!!! A special 'thank you' to my good friend (I won't name names) for spending 30 minutes extracting tiny ticks from varying parts of my body the following morning. They were all the exact same size as my freckles. My poor friend used tweezers and had to apologize repeatedly for trying to pluck off my freckles along with the ticks. They looked just alike. OUCH!!! Oh, and I also have poison ivy around my ankles. I wore tennis shoes, but didn't have the sense to wear long pants or socks. Did you know if you shave over poison ivy, you can easily spread it? Well I know now! Sigh....
Natchez Valley is beautiful. The homes are all at least 5000 sq feet and in the million dollar range. The lots are all very large, the smallest being just over five acres. The landscape is the epitome of Tennessee rolling hills, and the trees are older and fully mature. It is truly one of the loveliest subdivisions in all of Middle TN. It is however, almost fully developed.
Currently there are three only lots on the market.
They range from $79,900 (the mountain I recently climbed) to $229,900 (10.6 acres...gorgeous!).
Concerning the lot we looked at, if you were willing to put some major money into a very long winding driveway, and be way up on a hill with a killer view; you should call me and let me show it to you. Please keep in mind though that I will be bringing repellent With DEET.

Franklin - Homes sales in the month of June continue to improve in Franklin, and if the momentum says with us, we should be back to a neutral market soon. Right now, the pending sales seem to be telling us that summer is going to be much better than the spring, and considerble better than winter. Franklin real estate sales for September

WesthavenReal Estate sales in Franklin for the month of September were down 28 percent compared to the same month last year. with 108 closings in 2008 compared to 139 in 2007.

  • The average price of Franklin real estate dropped from $473,964 in 2007 to $395,417 in 2008
  • The average size of Franklin real estate sold in September decreased from 3116 square ft to 2871 square ft.
  • The average days on market for Franklin real estate sold in the month of September was 75 days in 2008 compared to 69 days in 2007
  • The most expensive Franklin real estate home sold in September of 2008 was $1,344,000 compared to $2,988,000 in 2007

This report points out that the higher priced homes are moving slower than last year, and at a reduced price. It's no surprise considering the stock market decline, and the reduced availability of mortgages. It's a great time to be a buyer. This report only reflects the market for single family homes in Franklin.
