Franklin homes are starting to sell. -  Someone ask me last week if Franklin homes were starting to move, and if so, what price range is moving best. Because I'm a realtor, I know that the more affordable homes are moving quicker than the more expensive homes. but just for the people who live with statistics, here is some real data. This information is for the period of 12/28./2009 until 1/28/2010, for homes in Franklin TN.

Prices up to $200,000  in Franklin

• 46 homes are currently active and not under contract
• 14 are under contract
• 3 closed in the last 30 days

From $200,000 to $300,000

• 136 homes are active and not under contract
• 31 homes are under contract to sell
• 16 closed in the last 30 days

From $300,000 to $400,000

• 133 homes are active and not under contract
• 43 are under contract
• 14 closed in the last 30 days

From $400,000 to $500,000

• 136 homes are active
• 43 are under contract
• 9 closed in the last 30 days

From $500,000 to $750,000

• 176 homes are active
• 30 are under contract
• 10 closed in the last 30 days

From $750,000

• 183 homes are active
• 15 are under contract
• 2 closed in the last 30 days

As you can, the more affordable homes come under contract a little faster than the luxury Franklin homes. But I was surprised that even up to $500,000 30 percent of the homes on the market are have a sales contract. I predict a very busy spring.

Franklin Tn Home sales for November 2009 were as follows.

•  Number of Franklin Tn homes closed was 99 this compares to 68 Franklin Tn homes closed in November of 2008.
  
•  Average price of Franklin Tn homes closed in November was $385,505 compared to $491,909 in November of 2008.
•  Average size of Franklin Tn homes sold was 3021 square ft compared to 3084 in 2008
  
• Average days on market for Franklin Tn Homes sold was 93 compared to 68 in 2008.

We made it throught one more Thanksgiving.

The lady who owns this farm says that these guys show up almost every day, even though she doesn't feed them. A few people have asked if they could hunt her pets. I'n surprised that they made off the property.

Franklin Tn Real Estate - Sometimes you run across a beautiful property, and you just hope that someone who has the money to buy it will appreciate it as much as you do. This is the view from one of the hilltops in the Tors of Avalon in Franklin. From this picture you might think that you are miles away from civilization. You would be incorrect. This lot is less than 5 minutes from Cool Springs, 10 minutes to Franklin, and only about 20 minutes from downtown Nashville.

Franklin real estate - During my open house last week, I had a visitor from Ohio, who needed some help, and since she didn't know anyone in Franklin, I was the lucky one. She said that my listing looked great, but she was only interested in foreclosures.

I try to make a habit of going with flow, don't make waves, the customer is always right. But in this case, she was wrong.

I showed here a few foreclosure and short sale homes, and then I explained what she really needed to know.

The area she wanted to live in (Franklin), doesn't have a very good selection of foreclosures or short sales. Most of the best real estate deals are people who just want to sell their house. So even though buying a bank owned property may be the best approach in Ohio, it's not usually the best approach in Franklin Tennessee.

We do have some fantastic Franklin real estate deals, but the banks usually own the home.

Westhaven Has the Best Neighborhood Pool in Franklin - I had someone ask me this question yesterday, and I really didn't even have to think about it. In my opinion, based on the pool areas that I've seen (I'm sure I've seen them all), Westhaven has the best community pool in Franklin. I would even say that Westhaven has the best pool area in Nashville.

Tske a  look at these pictures, and understand that Westhaven has a pool for adults, and then right next door, you have this amazing water park with sprinklers, slides, and shallow areas for children.
