Every Time I Search Google for Homes in Franklin I Find You

Franklin homes searchWhen I search Google  for homes in Franklin, I always find your website - This was the beginning of the phone call I received from someone relocating to Franklin from Atlanta. He said he didn't know much about the area, even though he had visited several times for his job interview, so he just searched Google for homes in Franklin. He said that either I know a lot about Franklin, or I have a great marketing person.

My comment to him, Thank You

I do know a lot about Franklin, I know the neighborhoods, the schools, parks, the traffic patterns, and most of the businesses in the area. It's a large part of my job to educate people about the area so that they can make good decisions. Franklin is a great small town with a lot of local businesses and an easy commute to downtown Nashville. But it's not for everybody, and I usually try to advise people on places to live based on where they will be working.

 A good example is a client who will be working close to the Nashville airport, and he has no children. Because his place of business is on the east side of town, I suggested that we try out Providence in Mount Juliet. It's a great community with a good selection of homes priced from $180,000 to over $400,000,it's located in Wilson county so the taxes are low, and it's a ten minute drive in rush hour to his place of business.

My advise to new realtors, research you area, and then communicate what you know using every tool you have. Customers will find you

Buyers are Frustrated - What Happened to the Buyers Market

Franklin homeWhat happened to the Buyers Market - I've had the pleasure of working with buyers lately who are relocating to Franklin from Georgia, and we have viewed several nice homes and some not so good. Unfortunately, the husband we here for 2 weeks before his wife could get away from her job. During that time. we viewed 23 homes in person that looked good online, he reduced the list to 5 homes for his wife to see.

If you could only imagine the reaction I got when I told him that all of them were under contract just one week after we looked at them. Normally i would say that we could have more inventory coming on that might be acceptable, but it's just not happening. The neighborhood that appeals to them the most is showing a 99 percent list to sales price ratio for the last 6 month.

 I think the great buyers market is gone in the more popular neighborhoods.

Franklin Home Sales for December

Franklin homeFranklin homes sales for December one again were showing a surprising trend of rising prices. Franklin homes sold in December of 2010 averages $451,840 but in December of 2009 Franklin homes only averaged $403,432, and increase in price of 12 percent. This indicates that the trend to smaller homes has changed, and statistics shows that the average size of Franklin homes sold in December of 2010 was 3274 square ft and in 2009 it was 3145 square ft, a difference of 4 percent. Any way you look at it, the prices of Franklin homes seem to be on the rise, even if the amount of homes sold has not.

  • the average sales price of Franklin homes was $451,840
  • the average size of Franklin homes sold was 3274 square feet
  • average days on market for homes sold in Franklin was 94
  • 81 Franklin homes are currently pending sale
