The average price of Green Hills homes sold in December was $658,840 compared to $499,421 last December, an increase of 32 percent. The median price of the same homes and time show an increase of 29 percent to $549,500 compared to $425,000 last year.

The average size of Green Hills homes sold in December was 3739 square feet compared to 3268 square feet last year. 31 Green Hills homes are currently pending sale or under contract and 163 homes are listed in the Nashville MLS as available for purchase. The absorption rate of Green Hills homes based on December sales is down to 7 months. The list price to sales price ration for Green Hills homes is now 97 percent.

Green Hill Homes Sales for September 2011

Green Hills HomeGreen Hills Homes Sales for September 2011 were very impressive with 21 closings compared to 11 closings for Green Hills homes in August of 2010. The average size of homes sold in Green Hills was 2911 and the average days on market was 136.

The average price of Green Hills homes sold was $468,495, but the average price of available homes is $996,644, so you can see that the affordable homes are selling at a much quicker rate that the luxury homes.

The most affordable home sold in Green Hill in September was $220,000 and was 1512 square ft, the most expensive was $1,350,000 and was 6232 square ft in space.

6 Green Hills homes are currently pending and the absorption rate based on September sales was 10 months.

Green Hills home sales have been very consistent for the last year, and the location of Green Hills is the reason for it's populatity. I know that the teardown market is starting to heat up again, and Green Hills and Belle Meade are the two areas where it makes financial sense to buy an old home, tear it down,  and build a new one,
