Nashville Homes Sales for March 2012

Nashville real estateNashville Real Estate Market Report March 2012 - Nashville real estate sales continue to improve with 1963 properties closing for the month, that's an increase of 17 percent over March of last year. The prices of Nashville real estate are starting to climb with the median residential price for a single-family of $168,500 compared to $165,000 last year, condominium prices are still lower at $135,000 this year compared to last year’s $143,000. Pending sales are also up with 2,239 sales pending, compared with 1,910 pending sales at this time last year. The average number of days on the market for a single-family home was 92 days. The details of Nashville real estate sales are

  • 1592 single family homes sold for the month compared to 1412 last year an increase of 13 percent
  • 198 condos sold compared to 168 last year, and increase of 18 percent
  • 39 Multi-family homes sold compared to 18 last year
  • 134 farms sold compared to 72
  • the current inventory of Nashville homes is 11,787 compared to 13,465 at this time last year a 14 percent reduction
  • 1625 Nashville condos are available compared to 2122 last year, a reduction of 31 percent

The reduced inventory and increased sales should have the typical supply vs demand impact of raising prices of both Nashville condos, and Nashville homes. The trend has been consistent now for many months, and we expect the prices of Nashville real estate to increase for the remainder of the year.

Nashville Luxury HomeNashville Luxury Home Salesfor October 2011 remained slow with 12 closings. The median price of Nashville luxury homes sold was $1,080,000 and the median listing price was $1,324,812. As you can tell, the asking price to the listing price ratio was much wider than usual, primarily due to one transaction. 385 Nashville luxury homes are currently listed in the Nashville MLS making the absorption rate 32 months.

I want a steal

This is a tough one for people to understand, everybody wants a deal, and they don't know it when they see it. They all are. I have just as many buyers looking for homes today as I did 5 years ago, and all of them say the same thing. I want a deal. Well the truth is that every home right now is a deal compared to several years ago, just like the stock market. It's very difficult to find a home that's overpriced and get an appraiser to go along with it.

Find the home you love, understand that because of market conditions, it's priced considerably below what it was 5 years ago, and be happy that you made a good decision.

In Nashville, most homes are selling at 10 to 15 percent below 2006 prices, but in some areas, they haven't gone down at all. But remember that Nashville didn't have the big run up in prices that some areas in the west and northeast, so prices of Nashville homes really didn't have far to fall.

Since the beginning of the down turn in the real estate market real estate agents have been innundated with buyers who are looking for "a steal".  Well, here's reality folks.  It doesn't exist.

You see, unlike securities whose value are based on future earnings, or collectibles, whose value is based on the scarcity of the item, real estate's value is based on other like kind products or in real estate parlance, comparable homes.

The fallacy of "the steal" is that the buyer is going to find that one property that no one else in the market sees is undervalued.  They're going to buy it and a price well below the market and then turn around and sell it for a huge profit.  Well, as I like to say to my buyers, "if I see it's a great value, and you see it's a great value, a thousand other eyes also see that it is a great value."  And more than likely the price will be bid up.

The other scenario involves buyers who think they are going to submit low ball offers and get "the steal".

Let me explain what really happens, based on the value basis of real estate that I noted above.

Let's say you, as the buyer, WERE able to land that "steal".  What you just did was set the floor for all the other homes, including yours, in the area.  Because WE as realtors base our seller's sale prices on the comparable properties in the area.  So your attempt to then turn around and sell it at an inflated price in a depressed market is going to backfire on you.

This is what has caused the downward spiral in prices in most areas of the country.

My best advice when shopping for a home in this market is to realize that prices are severely depressed as they are.  Now, there's nothing wrong with trying to negotiate A LITTLE off the price, but don't expect to come in with an offer 25, 30, or 40% below the list price and have it accepted.  This is a buy and hold market.  Not a flippers market.  If you come into this market with the expectation that you'll be holding on to this home for five to ten years, you will probably make a good return on your investment.

We need to get out of that get rich quick mentality as a country.  Which is EXACTLY what got us into this mess in the first place.

Nashville Luxury Homes Market Report August

Nashville Luxury HomeNashville Luxury HomesSales for the month of August were up 180 percent compared to August of 2010.

  • 28 Nashville Luxury homes sold in August of 2011 compared to 10 in August of 2010
  • the average price of Nashville luxury homes sold in August was $1,306,939 compared to $1,112,140 in 2010 and increase of 17.5 percent
  • the average size of Nashille luxury homes sold was 6555 square feet compared to 7020 square feet in 2010
  • average days on market for homes sold was 129
  • The average list price to sales price ratio for Nashville luxury homes was 90 percent compared to 91 percent last year
  • 22 Nashville Luxury homes are currently pending sale
  • 421 Nashville Luxury homes are currently listed in the Nashville MLS as available for purchase
  • the absorption rate for Nashville Luxury homes based on August sales and current inventory is 15 months

As you can see by these statistics, luxury homes in Nashville are selling a lot faster than they were last year at this time, but inventory levels are still higher than normal allowing buyers to negotiate a favorable price. Neighborhoods with the largest selection of luxury homes are

  • Annandale - located in Brentwood on the Williamson county line with new custom homes ranging in price from $800,000 to $3,000,000
  • Belle Meade - more of an area than a neighborhood located on the west side of Nashville composed of what was originally the Belle Meade plantation with luxury homes up to $19,000,000
  • the Governors Club is a gated community in Brentwood with an Arnold Palmer designed 18 hole golf course and custom homes from $800,000 to over $7,000,000.
  • LaurelBrooke is a gated community on the north side of Franklin in Williamson county with luxury homes from $700,000 to $4,000,000
  • Hill Place in the Belle Meade area with custom luxury homes from $1,200,000 to $5,000,000
  • Princeton Hills in Brentwood with custom homes priced from $800,000 to over $3,000,000, the location of the battle of the barrels during the civil war
  • Mcgavock Farms - located next to the top public high school in Tennessee Brentwood high across the street from Princeton hills and walking distance to Brentwood country club, Granny white park, and just 1/2 mile to downtown Brentwood. Custom luxury homes from $800,000 to $2,000,000
  • Oak Hills - located just north of Forest Hills and east of Green Hills in Davidson county, Oak Hills has a mixture of new customs homes and older estates on magnificent grounds.
  • Forest Hills - located next to Brentwood and Oak Hills, Forest Hills is known for mature trees and large estate lots with a mixture of newer custom homes and older estates.
  • Green Hills - convenience is the word for Green Hills, it's close to everything in downtown Nashville, as well as the mall at Green Hills. Most of the luxury homes in Green Hills are the result of tearing down and older home and replacing it with a new custom. Green Hills homes are priced from $300,000 to over $5,000,000.

Nashville Home Sales for November

Nashville real estateNashville real estate sales for November were disappointing with 1,326 Nashville homes closeing for the month, according to figures provided by the Greater Nashville Association of REALTORS®.

This is down 32.8 percent from the 1,973 Nashville closings in November of 2009. Year-to-date Nashville real estate closings through November are 18,750, a 4.2 percent decrease from 2009 when 19,571 closings were reported through November.

There were 1,623 Nashville real estate sales pending at the end of the month, compared with 1,742 pending sales at this time last year. The average number of days on the market for a  home in Nashville was 98 days. The median residential price for Nashville homes during November was $165,000, compared with last year’s median price of $158,500, and increase of 4 percent. As you can see, the number of homes sold is less than last year, but the prices of Nashville real estate is starting to increase.

  • 1623 Nashville homes are currently pending
