Nashville homeNashville home sales increase again in February with 1,515 closings reported for the month compared to 1134 sales in February of 2011 an increase of 33.6 percent. Year to date Nashville hone sales are up 29.4 percent increase compared to the first two months of 2011.

  • 1251 Nashville homes sold in February compared to 951 last year and increase of 32 percent
  • 128 Nashville condossold this year compared to 112 last year and increase of 14 percent
  • the median price of Nashville homes sold was $159,900 compared to $169,900 last year
  • the median price of Nashville condos was $145,000 compared to $132,000 last year
  • inventory level of Nashville real estate diminished from 20,997 last year to 18,271 this year a reduction of 15 percent

Nashville Homes Sales for December 2011

Nashville Real EstateNashville homes sales increased 21 percent in December of 2011 compared to the previous December with 1502 sales of single family homes compared to 1237 the previous year.

Inventory levels continue to shrink with 10,574 Nashville homes available compared to 12,146 one year ago, a 13 percent reduction in available homes, the lowest level since 2007. Average number of days on market is down to 94 days and median prices are still lower than last year at $168.500.

 Nashville condos also have seen a major reduction of inventory with 1447 units available compared to 1799 last year, as reduction of 24 percent. Prices for Nashville condos have also been stable with the median price staying at $140,062.

 In my opinion, Nashville real estate in showing all the signs of a major correction with significant reductions in inventory and increased sales on a comparative basis, it's becoming harder every day to find good choices for buyers, and sellers who have realistic expectations are selling their homes at a fair price. The average asking price to listing price ratio was 96 percent for Nashville homes.

  • 1502 Nashville homes sold in December 2011 compared to 1237 last December
  • 171 Nashville condos sold compared to 174 last year
  • the median sales price for Nashville homes was $168,500 compared to $174,500 last year
  • the median price for Nashville condos was $140,062 compared to $140,000 last year

Nashville Home Sales Up 28 Percent in August

Nashville HomeNashville Home Sales Increase 28 Percent in August - With 2,047 Nashville home closings for the month compared to 1594 closings in August 2010, a 28.4 percent increase. The median residential price for a Nashville single-family home during August was $171,900, and for a condominium it was $152,000.  This compares with last year’s median residential and condominium prices of $174,500 and $141,890.

  Inventory at the end of August was 21,362, down 13 percent from 24,119 in August 2010.  Average days on market for Nashville homes was 90 days.

Nashville homes sales have been showing signs of improvement for many months now, and even though buyers are still able to get a fantastic deal, the inventory is being picked over on a daily basis. The absorption rate for Nashville homes has fallen from 15 months last August to 10 months in August 2011.

Nashville Home Sales for October

Nashville real estateNashville Homes Sales volume was down 30 percent compared to October of 2009, but the prices of Nashville homes sold in October were up from $160,000 to $173,525. An increase of 8 percent. The decrease in volume sales has been attributed to the expiration of tax credits that experts say bloated the 2009 home sales beyond what the normal market would normally have done.
