Nashville Million Dollar Home Sales June 2011

Luxury Home in NashvilleNashville Million Dollar Home Sales June 2011 - Were up compared to mays 17 closings and last years 20 closings with 23 Nashville million dollar homes sold for the month. The average price was $1,590,639 compared to last years average of $1,264,981, for those of you who don't wantto test out your calculator, that's a 26 percent increase in the prices of Nashville luxury homes sold. Of course that doesn't mean that the value of every luxury home in Nashville went up 26 percent, but what it does mean is that the buyer interested in purchasing a Nashville million dollar home is willing to spend a little more than they did at this time last year. We are far from calling the luxury home market in Nashville a sellers market, because as you can see, we still have a 23 month supply of homes listed at over $1,000,000 based on June sales.

Moving to Nashville - Where Do You Start

NashvilleI am always amazed at people who are moving to Nashville, and don't really have a plan on how to make the most of the opportunities that Nashville has to offer. If I get the opportunity to help, I start out by asking what I think are basic questions.

  • Where will you be working? Nashville is spread out and it can be very time consuming to drive across the city to work every day. If possible, I recommend that you purchase your home in a location that keeps your commuting to a reasonable time.
  • Are schools important to you? If so, I would look for the schools first before looking at homes. In the Nashville area, the schools in Williamson county have the best test scores of public schools and as you might expect, home prices are a little higher because of the demand. In my opinion, owning a home in Brentwood to have access to the best schools just makes sense if you can afford it. If not, look at Franklin or Spring Hill.
  • What type of activities are important to you? If you are a boating fanatic, Nashville has two lakes on the east side of town that might be interesting to you. Old Hickory lake is the only one that allows for private boat docks. If you love the downtown activities of Predators hockey, the Tennessee Titans, Vanderbilt sporting events, the music events, then you may be interested in the downtown condos or homes in Green Hills or Belle Meade.
  • Is shopping your thing? Let me tell you about the Mall at Cool Springs, with over 100 places to eat in the immediate surrounding area.

The real point is this, Find out where you will be working and spending your time, then purchase the best home you can find in that area. That's what a good realtor does. I can't tell you how many people I've moved from Bellevue to Franklin because of the schools, or from Murfreesboro to Brentwood to reduce daily commuting time by over an hour.  If you are moving to Nashville, let me help, it will save you a lot of money and stress.

Nashville Homes Sales March

Nashville HomeNashville Homes Sales for March 2011 ended with 1673 closing at a median price for single-family homes of $165,000 in March 2011 compared to $159,250 last March, an increase of 3.5 percent. Nashville condo prices for March 2011 were a median price of $143,000 compared to $137,450 in March 2010. Clearly the first time home buyers have been the ones most affected by the new mortgage rules requiring larger down payments. With low interest rates and still a good supply of homes, in some cases it's cheaper to buy a home than rent one, especially over the long term. Most experts agree that inflation will cause rent payments to rise dramatically in the next few years. The best protection for your budget is to own your own home.

  • 1673 Nashville homes closed for the month of March
  • the median price of Nashville homes sold was $165,000 A 3.5% increase over March of 2010
  • the medium price for Nashville condos sold in March was $143,000 a 4 percent increas over the previous year
  • The current inventory for Nashville homes is 13465 compared to 14836, a 10 percent reduction in available homes
  • Inventory levels for Nashville condos are currently 2122 compared to 2614 ending march of 2010, a reducion of 18 percent

As you can see. the laws of supply and demand are still in force, with less inventory competition, prices are starting to rise. With most of the builders either out of business, or building a lot less spec homes, I expect a more balanced real estate market in the near future. Advertise Your Nashville Home On Google

nashville home searchAdvertise your Nashville home on Google - Mr. homeowner, I understand that you want to sell your Nashville real estate for the highest possible net price, and I am here to help. I know that you will be interviewing several of my competitors today, and all of them are good real estate agents. But, will they guarantee that your home will be the first thing a buyer sees if they google your neighborhood. How about your school zone, maybe even your town.

Ok town might be a stretch, but the school and neighborhood is not. I can guarantee those things because that's they way I advertise my listings. I spend a lot of time and money learning the best ways to maximize the your online exposure, because that's where real estate buyers usually start.

My competitors will tell you that they have a website, and that your Nashville home will be on it. Ok, but will your property have it's own website, designed by someone who understands SEO (search engine optimization), so that Google understands how important your home is in your neighborhood. Will your property have a blog post ? How many?

Just a thought, it's your money. Google your neighborhood and see how many realtors show up on the first page before you make your decision.

Nashville Real Estate Sales For June

Sales of Nashville homes decreased 21 percent in July for the first time this year. It was totally expected due to the first time home buyer tax credit and move up tax credits expiring in June.

 For the year, Nashville home sales are up 11.5 percent, and should now go back to a more balanced market.

Nashville home prices continued to rise with the median price of homes up 5.7 percent over last year at $181,000 compared to $171,100.
