Williamson county homeWilliamson County Real Estate Market Report for November 2011 - What we are seeing here in a rapidly recovering real estate market with increasing sales and decreasing inventory. Williamson County real estate sales increased 12 percent in November over the previous year with 201 closings compared to 179. The average sales price was almost the same as last year at $423,206 compared to $423,561, and the days on market was 94 compared to 104 last year. The availablility of homes in inventory was reduced from 2144 last year to 1922 this year, a reduction of 12 percent. Williamson county condo sales have recovered significantly with 28 closings compared to 15 last November and an increase in average price from $192,585 to $222,978 or a 16 percent increase.

Williamson county home sales continue to show strength relative to the rest of the market due to outstanding Williamson county schools and a great quality of life. Williamson County Real Estate sales for June 2011 were down a little compared to June of 2010 with 317 Williamson county homWilliamson countye closings and 16 Williamson county condos sold. The average sales price of homes sold in Williamson county was $417,000 compared to $412,118 in June of 2010, a slight increase of a little over one percent. Williamson county homes are still in high demand as shown by the average days on market being only 88 day.

Williamson County HomeWilliamson County real estate sales for the month of May 2011 compare very favorably to 2010 with 306 homes closed during May, compared to 296 closings the previous May, a 3 percent increase. The average sales price of Williamson county homes increased from $394,615 to $400,820 an 1.5 percent increase.
Available inventory decreased from 2393 homes to 2304, an 4 percent reduction of available homes.

Williamson County Real Estate Sales Increased 31 Percent

Williamson County Real Estate Sales increased 31 percent over December of 2008.

Williamson County real estateThe median residential home price in Williamson county was $343,750 and there were 2,374 single family home closings. This was a six percent decrease in home price compared to 2008.

Home sales seem to be improving every month. With tax incentives, low interest rates, and attractive prices, Williamson county real estate is very affordable.

Williamson county is full of Bikers

Williamson county has always had a lot of recreational cyclist, but now that fuel has become a little more expensive, and sometimes harder to find, you seem them more during rush hour. Unfortunately, our roads do not have a lane for bikers, and people are usually surprised when they come up on a biker moving at a mush slower pace that the rest of the traffic. 

I know that Brentwood has bike paths that are recreational in nature, and really aren't designed to get you to work, so if recreation is your plan, it's a good way to go. Using your bike to commute in the Nashville area may be more dangerous than going to war. One biker has already died this summer riding in Franklin, so please be careful, and obey the laws.  I personally have almost hit a biker who ran s stop sign when I didn't expect it.
