Why I Didn't Answer My Phone

answer your phoneI know you were wondering why I didn't answer my phone.

 If you've talked to me before, you know I'll call you back in a short period of time. But for anyone else,  here are my self imposed rules about answering the phone.

  •  I don't talk on the phone while driving (I like to take notes when talking to customers, and I can't drive, talk, and take notes without making a mess of one or all of them).
  • I Don't answer the phone while talking to someone face to face. Phones calls come in second place here. I'll call you back later
  • I was talking on the phone with another client - They shouldn't have to wait for you
  • You made it to my DO NOT ANSWER list. That means you don't know what no means, and I don't feel like wasting my cell phone minutes expaining it again. Yes I'm talking about you guys selling Google rankings, and buyer leads.
  • It's midnight, and I'm trying to sleep

If you really want a quick response, send me an e-mail, If I'm busy, someone on my team will respond in minutes, and nothing gets lost in interpretation.

Sorry for the rant, it was just one of those Mondays

Looking for a Deal in Nashville

We all get those calls. Sometimes I catch myself before i laugh, and sometimes I don't. If buyers only knew how predictable they were becoming .

Me - how can I help you today

Buyer - I'm in the market to buy a house, but it has to be a deal

Me - how would you classify a deal?

Buyer - a really good home at a great price

Me - ok, how about lets find the house first, and then work out the deal

Buyer - doesn't the home have to be owned by a bank for it to be a great deal?

Me - Most of the bank owned property in Nashville is not a good deal, but we still take a look. The best deals are homes that have been well maintained in good areas. But because of the market correction, the homes will be sold for a much lower price than they would have been last year. Some of the best deals are individual owners ready to move up, or who have been relocated. The real point is that bank owned property here is usually not in the better locations, and usually requires a significant amount of maintenance.

Buyer - Why does the newpapers and TV keep talking about the great deals in foreclosures.

Me - they don't have to live in it.

Realtors - Answer your Phone

 I wrote a post last week about using flyers, and why buyers stll prefer them over the automated response systems, or even worse, just a sign. 

A lot of realtors will not answer their own phone.  Are you kidding me, why would you have a cell phone if you don't want to talk to anyone.

Some people might think that I'm making this up, but it's true. i know several realtors who return calls at a specific time of the day, and refuse to answer their phone. When I asked them why, they refer  to training they had on time management, or appearing to be busy, or some such bull.

Let me tell you what a lot of customers do when they hear voice mail, they hang up and call someone else. Maybe you were busy when the phone rang, and I don't usually have long discussions on the phone if I'm with a client. I do answer the phone and tell the caller the situation and that i will call them back at a specific time that we both agree upon.

Am I wrong to do this? So far, i've never had anyone complain. I'm sure someone out there in Active Rain has a different opinion, lets hear it.
