Yes I Can Show Your Listing On My Website

chalk boardI just had to laugh. Renee Burrows told me last week that another broker had been accusing her of violating their advertising rules. It seems that Renee populates her blog with local MLS data. Google will typically show her blog on the first page for any listings that are currently available in the communities she follows. 

Well it seems that a competitor didn't understand how she could search for the address of her listing and google points to Renee's Blog. She had no idea that all of us can show any of the properties available in the MLS as long as we follow the broker reciprocity guidelines laid out by NAR and our local association. I still don't think she understands, but I'm OK with that. Less competition for us,  But if you want to understand, here is the definition.

Broker Reciprocity is a program where brokers grant each other permission to display their listings on each others' web sites. Brokers who participate in the program can display all active listings of all participating members of the program. If a broker chooses not to participate, no other broker will be permitted to display that brokers listings. It's an easy way to get listings displayed on thousands of websites, including realtor.com, yahoo, google, trulia, and zillow. Why anyone would not be interested in this type of free advertising is beyond my small mental capacity.

My Technology Tools at Keller Williams What does Keller Williams offer that works for me?

Trees in FranklinWolfnet - All Keller Williams agents have access to a software product call Wolfnet, and what it does is make it easier for the agents or customers to make custom searches, and in my case actually see the selections on a map. I've been able to use this feature to build custom Nashville real estate searches by neighborhood and community, as well as price range, or special requirements like golf course or equestrian communities.I have built this into my website, as well as my blog posts.

Voicepad - A product that allow registered buyers to inquire about information on homes using a standard cell phone. Calling a local number, you enter the address of the property, and an automated woice will give you the information from the MLS data, as well as send a reference copy to your e-mail address, and notify the buyers agent (that would be me).

Individual websites with IDX search - Keller Williams provides customizable websites with idx searches to all Keller Williams agents. Even though you have to spend a little time to personalize it, they are very useful, and allows the realtors to advertise the properties online at all of the online real estate sites. Google, Yahoo, Trulia, Zillow, realtor.com, and of course the MLS system.

Online training at KW international - Keller Williams has many online courses that are designed to improve the productivity for every level. From the very new agents, to team leaders. As well as training to implement the tools I've mentioned.

What does it mean to my clients - Leading edge marketing tool with websites and blogs for every property, allowing me ot put their property on the first page of google for the community. Or for Nashville real estate buyers, the best search tools in the business for current information on real estate that meets their criteria.

Technology Training - Free at Keller Williams Franklin

Technology choicesFranklin tn - Every Tuesday at 10:00 we have a technology workshop scheduled for 2 hours in our office. It's called a workshop because the instructor (that would be me), expects to learn as much as the students. We all get to participate, and laptops are encouraged.

Topics range from blogging topics, platforms, website design, SEO, and lead capture. Because we have so many tools at Keller Williams, it take a lot of training to fully utilize what we are provided. Two of the best tools we have to capture buyers are wolnet IDX, and Voicepad. Both have a lot of capabilities, but need to be understood. We are open to any technology discussions, and have the knowledge to answer most questions.

Our objective is to help people generate more leads, and make more money, without spending any.

Nashville real estate is heating up even on cold February days

Nashville real estate - My Iphone has a lot of great features, but the one I appreciate the most, is the e-mail capabilities that allow me to have instant notification of listing appointments and new website users. This weekend was the busiest that I've had for many months regarding the showings of my listings in Franklin, Spring Hill, and Hendersonville. I'm been busy showing property all weekend, and it's nice to be able to keep in touch.

I hope this is happening for everyone, and it is surely encouraging. Ok now back to writing an offer for a client who found me throught my Activerain blog.

Carry your computer in your pocket

Nashville real estate - My trusty old Treo finally became unusable this week, and a decision had to be made. I've had Cingular service forever, and my service contract was up, so off I go to the AT&T store to see what they had.

After spending way too much time looking at smart phones from palm, LG, Motorolla, Blackberry, and Samsung, I asked the young man who was helping to point me to the best hand held computer they had. Off in a corner, all by itself, the iPhone booth looked like an art display, instead of the home of the best smart phone ever designed.

All of the features i needed were adressed by apple, and the cost was actually lower than some of the other options I had considered. Maybe I was missing something, so I did the logical thing and sent a text message to Brad Andersohn. His reply was quick and to the point, Get the phone, you will never look back.

My needs as realtor seem to be all addressed by this beauty from Apple. The 3g network allows for fast data transfer, and the wifi connection allows me to use those networks for data transfer when available. Voice is crystal clear, and it's smaller and lighter than my treo.

I haven't used the GPS feature yet, but it will be appreciated when I'm showing property in the sticks. I use gmail, and this phone seems to be designed for google applications. This is the best investment in my business I've made in a long time. I'm not sure that I need a laptop anymore.
