You Are Being Interviewed

Franklin Homes Bloggers are always amazed at the amount of interest a good blog post generates. But make no mistake, what you write should be considered part of your interview with potential clients. If you want to generate business, make sure that your opinion, and the facts that back it up, are truthful.

I've had 2 closings the first week of June that were directly related to my blogging activities. Both were referrals from agents in other states, who had read my blogs, and really never even talked to other agents in Tennessee. The $1,300,000 in sales generated from these referrals reminded me of how valuable this platform can be.

For those of you who don't want to spend the time writing blogs, that's ok. It's just more business for me.

  • The average days on market for homes sold was 105
  • The average price per square ft was $130
  • The average size of Brentwood Homes sold week ending 5-28 was 3466 square ft
  • The largest Brentwood Home sold was 5169 square ft at $740,000
  • The smallest Brentwood home sold was 1500 square ft at $140,000 (I think this was a mistake)
  • 529 Brentwood homes are currently listed at an average price of $772,214 or $165 per square ft

Brentwood Tn is a community just a few mile south of Nashville along I-65. Know for it's nationallly recognized schools, luxury estate homes, fabulous parks and mile of walking and biking trails.

Brentwood HomeBrentwood homes Sales for March 2010 - Based on from Realtracs on 4/3. Adjustments will be made, I'm sure, but this market report will give you a general idea of Brentwood real estate sales trends for Brentwood homes.

  • 53 homes were sold in Brentwood during the month of March
  • The average price of homes sold in the Brentwood was $539,945
  • The average size of homes sold in Brentwood was 4008 square ft
  • The average days on market for Brentwood homes sold was 102
  • 77 Brentwood homes are currently pending
  • 638 Brentwood homes are currently listed

The current absorption rate is 10 months, but improving quickly. I expect the market to continue improvement as long as the interest rates stay low, and the job market in Nashville continues to remain stable.

Concord rd in Brentwood - Discussion Tonight on Expansion

A meeting to discuss plans the Concord Road widening project will be open to the public tonight at 6:30 p.m. at the Brentwood Library, 8109 Concord Road.


The meeting will discuss residents comments and concerns about the project, which is the final phase of the road construction project widening Concord Road, east of Wilson Pike to the intersection and extending to Arrowhead Drive.


This meeting kicks off the design phase of the project, acquisition of land along the roadway will begin early in 2011 and the projected completion date is the end of 2012.


Sullivan Engineering Corporation, of Brentwood, has been hired to serve as the contractor for the design phase.

A tour through the Governors Club

Governors Club Real Estate - Thursday afternoon I was asked my opinion on several homes in The Governors Club, all of which seemed to be attractively priced. But after further review, of the 5 homes we visited, only 2 were priced attractively. The other 3 either had very unattractive lots, or the houses themselves were just not something that you wanted to call home. So in my opinion, they needed to be priced lower than the more attractive Governors Club Homes.

The three homes that were less appealing suffered because of their location. The homes either had another house right behind it, or large power line towers, of it was close to a busy highway.

Homes in the Governors Club range in size from 3500 square ft to 14,000 square ft, and in price from $699,000 to over $5,000,000.
