Brentwood Walking Trails

Brentwood Walking Trails and Bike Trails - The City of Brentwood has developed a trail of walking paths and bikeways  throughout the east side of Brentwood. It's not really a secret, it's just that the people who live in Brentwood take if for granted, and the rest of the world doesn't know about it. You are allowed to rollerblade,run,walk,ride bikes, and just enjoy the beautiful countryside. The trails at river park on concord road allow you to walk all the way to Crockett park on Crockett road, and then on the Ravenwood high school, past Moores lane.

A lot of fantastic neighborhoods border these paths allowing walkers and bikers a little extra bonus for living in brentwood. Some of the neighborhoods bordering the trail system include Montclair, Brenthaven, Oakhall, Carriage hills, Concord Hunt, Foxboro, Highland Park, Raintree Forest, and several others.

Brentwood Home Sales for Jan 2010 were as follows

  • 25 Brentwood Homes were sold in January
  • 70 homes are under contract at the end of the month
  • 369 Brentwood homes are available and not under contract
  • The average size of Brentwood homes sold was 4197 square ft
  • The average sales price of Brentwood homes sold in January was $577,644
  • The average sold price to list price comparison was 97 percent

Anybody want to guess?

It's not the marketing, I can put homes on so many internet sites at one time that I can't even keep track. I have multiple blogs that have every listing on it, usually more than once. Pictures help, without them it's impossible to get any buyers to look at the house. So take a lot of pictures, use the best ones, and throw the rest away. Even with all of this, the house may just sit for months.

It's not staging, staging helps, but it's not the major factor in getting a home sold.

It's the price.

Let me repeat that.

The price that determines if your listing gets sold, or the neighbors house down the street. It's a war in some areas for the few motivated buyers in the market. And price is the ammunition that's the most effective.

There it is. The secret to selling your listing.

 Now if you can just convince your sellers.

Homes have come a long way

Log Cabin in Crockett park

This restored log cabin is located in Crockett park in Brentwood Tennessee. I don't believe that this is it's original location, but it's neat to see how far we have come in our construction of homes. After almost 200 years. it still looks like it's very livable.

Montclair market report - Brentwood real estate

Montclair is a Brentwood community on aside of I-65 just off Moores lane. Homes in Montclair range in price from $600,000 to $1,000,000 and in size from 3000 square ft to over 5000 square ft. The west side of the community borders Nashville Golf and Athletic club and the East side borders the bike and walking trails.

Real Estate sales in Brentwood tn - Sales for the month of October in Brentwood continued to lag behind the same month in 2007 with 34 single family homes sold compared to 50 in October of 2008.
The average price of Brentwood tn real estate sold in October was $674,035 in 2008 compared to $628,434 in 2007.
The average size of Brentwood tn real estate dold in Octover was 4134 square ft in 2008 compared to 3909 in 2007.
The average days on market for Brentwood tn real estate sold in October was 100 days in 2008 compared to 60 days in 2007.
The average price per square ft of Brentwood tn real estate sold in October was $161 in 2008 compared to $160 in 2007.

Williamson county is full of Bikers

Williamson county has always had a lot of recreational cyclist, but now that fuel has become a little more expensive, and sometimes harder to find, you seem them more during rush hour. Unfortunately, our roads do not have a lane for bikers, and people are usually surprised when they come up on a biker moving at a mush slower pace that the rest of the traffic. 

I know that Brentwood has bike paths that are recreational in nature, and really aren't designed to get you to work, so if recreation is your plan, it's a good way to go. Using your bike to commute in the Nashville area may be more dangerous than going to war. One biker has already died this summer riding in Franklin, so please be careful, and obey the laws.  I personally have almost hit a biker who ran s stop sign when I didn't expect it.

Crockett Park - Brentwood

Brentwood - Crockett Park is Brentwoods largest city park with 164 acres of baseball fields, soccer fields,  tennis courts, Frisbee golf courses, and miles of walking trails.

Crockett park is the site of the summer concert in the park series at the Eddy Arnold Amphitheater,  Also within the park is the Williamson County Parks & Recreation Indoor Soccer facility . The Cool Springs house was moved here from Mallory Lane 1993 to allow for development around the cool springs mall area.

The paved walking and biking trails lead to other parks throughout east Brentwood through green space and tunnels allowing for safe recreation without the risk of public roads. The trails as accessible in the neighborhoods of Brenthaven, Montclair, Carriage Hills, Oak Hall, Raintree Forest, Indian Point, and Concord hunt.

Nashville Golf and Athletic - A historical location

Brentwood tn real estate - Does anyone know that the clubhouse of Nashville Golf and Athletic center was originally built in the 1700's by Davy Crocketts family? It's hard to believe that part of this beautiful 10,000 square ft clubhouse is over 200 years old. 

 In 1786, Andrew Crockett, an uncle of the famous woodsman Davy Crockett, received a land-grant deed to 640 acres and had chosen the site for their new home. It was the 10th year after the War of Independence, and the pioneer spirit was flourishing.
Part of the original Crockett home has been restored as the library of the clubhouse. 
 The sheer beauty of the 187 acre course is highlighted by the numerous views of the rolling countryside. From several of the elevated tees, miles and miles of unobstructed scenery is afforded.


The course has those primary elements that are characteristic of the great golf courses of the world; not just one or two good demanding golf holes, but a series of 3 or 4 great holes. The first six holes of this course are honorable and "a bit of all right:'

All golf courses of merit and all outstanding golf holes have one thing in common-they look absolutely natural, as if the terrain had always been that way, waiting to be discovered for golf.

As golf courses go, the NGAC is relatively young. But, scarcely had the construction scars healed when "Sports Illustrated" recognized the 165-yard par 3, sixth hole as something special. The national magazine sent its photographer to the elevated tee to capture the breathtaking scene of the star-shaped, trap-infested putting surface labeled among the most beautiful 18 Golf Holes in America.
