You shouldn't see your HUD for the first time at the closing table.

Nashville real estate - I'm going to rant just a minute, because we realtors usually get the blame for this. If it's our fault, it's only because we recommended a bad mortgage company to you. If you decided to use your own mortgage company, it's your fault.

I personally expect to have a final HUD in my hand no less than 24 hours before closing. It gives me time to make sure that all of the fees and expenses are covered by the right parties, and if not, it gives the mortgage company time to make any corrections that need to be made.

This is not rocket science, but it's important. I expect mortgage companies to act in a professional manner.

Brentwood Schools - some want the best for their children

Brentwood tn Real Estate - I get this question all the time, especially from out of state clients. Where is the best school, and where can I live for my children to attend.

The answer to the first question is easy, for years, Brentwood high school has had the best ACT scores of all public schools in middle Tennessee. Some will say that the magnet schools in Nashville have better average scores, and that would be true. But  they don't  accept anyone who doesn't already have a high achievement score, so it's not a level playing field.

Is it really that much of a difference? Yes

In 2007, the average SAT score for the state of Tennessee schools was 20.7

The average SAT score in Davidson county schools was 19.2

The average SAT score for Williamson county schools was 22.4

The average SAT score for Brentwood high school was 24.8

The graduation rate of Brentwood High School is 98.4 percent

Princeton HillsBrentwood high school test scores average is 11 percent higher than the Williamson county average, 29 percent higher than the Nashville average, and 20 percent higher than the state average.

The school with the closest ACT test score average is Ravenwood High School with an average of 23.8 (a 4 percent difference).

For those of you who are paying the higher taxes in Nashville, know that  more money is spent per child ($9300) per year in Davidson county to achieve a test score average that is 17 percent lower than Williamson county($7504), a cost difference of 24 percent.

The next time you hear a politician talk about raising taxes for schools, be aware that the taxes in Brentwood have not been raised in over 10 years, and they have the best schools in the area, and the gap between Brentwood and Nashville schools seems to be getting larger. Some of the neighborhoods that are zoned for Brentwood high school include Princeton Hills, Mcgavock Farms, Belle Rive, River Oaks, Annandale, Berkley Walk, BonBrook, Brentmeade, Brenthaven, Carondelet, Chenoweth, Foxboro, Gateway Village, Heathrow Hills, Holly tree farms, Lansdowne, Magnolia Vale, Meadowlake, Sheridan Park, Stonehenge, Wetherbrooke,and Windstone.

Man Made Waterfalls - Helping Brentwood Estate Property?

Brentwood tn real estate - At the Nashville home and Garden show this past weekend, I happened upon a display for Tranquil Waterscape Designs. Randy Young spent quite a bit of time with me explaining what they do, and how it can improve the value of property. The waterfalls and the sound associated with running water is very soothing to most people, and in a home that needs landscaping , it can be a real difference maker.
