Buyers are Frustrated - What Happened to the Buyers Market

Franklin homeWhat happened to the Buyers Market - I've had the pleasure of working with buyers lately who are relocating to Franklin from Georgia, and we have viewed several nice homes and some not so good. Unfortunately, the husband we here for 2 weeks before his wife could get away from her job. During that time. we viewed 23 homes in person that looked good online, he reduced the list to 5 homes for his wife to see.

If you could only imagine the reaction I got when I told him that all of them were under contract just one week after we looked at them. Normally i would say that we could have more inventory coming on that might be acceptable, but it's just not happening. The neighborhood that appeals to them the most is showing a 99 percent list to sales price ratio for the last 6 month.

 I think the great buyers market is gone in the more popular neighborhoods.

Top Ten Franklin Neighborhoods

New home in FranklinThe top ten Franklin neighborhoods based on number of sales for the first 4 months of 2011 are as follows

  • Fieldstone Farms with 37 closings - the average sales price was $306,453 and average days on market was 89
  • Westhaven with 27 closings - average sales price of $530,486 and average days on market of 107
  • Mckays Mill with 21 closings - average days on market of 78 and an average price of $370,175
  • Ladd park with 17 closings - average sales price of $358,751 and average days on market of 86
  • Franklin Green with 16 closings - average price of $225,031 and average days on market of 98
  • Forrest Crossing 15 sales - average price of $283,553 and average days on market of 83
  • Sullivan Farms 11 closings and an average sales price of $306,900
  • Willowsprings - 9 sales and an average price of $356,033
  • Falcon Creek - 8 closings at an average of $195,375
  • Villages of Clovercroft - 8 closings at $421,717

Some of the results here are surprising, but the math really tells you where the Franklin real estate market is right now, and the location and affordability of Fieldstone Farms is on top again, with the new construction of Westhaven and Mckays mill right behind. Fieldstone Farms Market Report for April 2011

Fieldstone Farms homeFieldstone Farms market report for April 2011 -  with 12 closings for the month, this compares to 7 closings last year in April, an increase of 71 percent. The average price of homes sold was $330,108 compared to $258,142 in 2010, and increase of 28 percent. The reason for the large increase in price has a lot to do with the size of homes sold. The average size of Fieldstone Farms homes sold in April of 2011 was 2655 square feet, compared to 2160 in 2010. The average price per square feet this year was $124 compared to $120 in 2010. Any way you look at it, homes in Fieldstone Farms are selling at a higher price and much faster than they were in 2010.

  • 12 Fieldstone Farms homes sold in April 2011 compared to 7 the previous April
  • the average sales price was $330,108 compared to $258,142 in April 2011
  • the average size of homes sold was 2655 square feet
  • average days on market was 46
  • the absorbtion rate for Fieldstone Farms is 4 months, an extremely low number for early spring a balance market is 6 months
  • 8 homes are currently pending
  • 48 Fieldstone Farms homes are listed in the Nashville MLS as available for purchase and not under contract at this time.

Fieldstone farms is a large community located on the north side of Franklin along both sides of state highway 431, or Hillsboro road as the locals call it. With prices starting below $200,000 for a 2 bedroom townhouse, and up to $700,000 estate homes in the gated Fieldstone Farms Reserve, most people will find a home that meets their budget and lifestyle requirements. Franklin TN real estate - Sales for the month of October in Franklin continued to lag behind the same month in 2007 with 103 single family homes sold compared to 123 in October of 2008.
The average price of Franklin TN real estate sold in October was $443,324 in 2008 compared to $479,705 in 2007.
The average size of Franklin TN real estate sold in October was 3001 square ft in 2008 compared to 3133 in 2007.
The average days on market for Franklin TN real estate sold in October was 72 days in 2008 compared to 55 days in 2007.
The average price per square ft of Franklin TN real estate sold in October was $147 in 2008 compared to $153 in 2007.

No-Money-Down Loans Still Exist

Last summer we had a melt down in the mortgage industry, and for a short period of time, getting a loan of any type was difficult. But now the mortgage companies have a way to get people into a home with little or no money down.

The Federal government (that would be president Bush and Congress), have passed laws that allow FHA to insure loans of up to 97 percent. With some very legal gift programs that the sellers can participate in, buyers can usually get into a home for a very small amount of cash. You still have to qualify for the loan, and it has to be your personal residence. But things are not as bad as the media would have you believe.

A large percentage of the Nashville real estate I've sold this year were purchased with $1000 dollars down payment. Most of my homes are at least $200,000, so we are talking about good homes in good areas with very little down payment.

It's time to get off the sidelines and start building equity.

Franklin tn real estate - Fieldstone Farms real estate sales for the month of may were relatively strong with 21 closings. This compares favorably to may 2007 with 18 closings. The average closing price was $305,159, with the average price per square ft at $132.  The average days on market for sold homes in Fieldstone Farms in the month of may was 74.

  • Average price of closed homes $305,159
  • Average price per square ft $132
  • Average days on market 74
  • lowest price sold $200,000
  • highest price sold $475,000

My opinion is that the lower end of the market is starting to move, and the higher priced houses will be next. Fieldstone Farms is one of the more affordable communities in Franklin.
