We Made It

Turkeys

We made it throught one more Thanksgiving.

The lady who owns this farm says that these guys show up almost every day, even though she doesn't feed them. A few people have asked if they could hunt her pets. I'n surprised that they made off the property.

Right now, the pending sales seem to be telling us that summer is going to be much better than the spring, and considerble better than winter. With school starting in just a little over a month, some families need to get the purchase done so that they can enroll their children in the schools fo their choice.

Save Your Sellers Some Money - Have Your Listing Professionally Measured

Nashville real estate - Just like the rest of us this morning, i was reading the daily news (activerain), and came across the post by Donna Edwards about a realtor losing a court case in Texas because they used the tax record for square ft estimates, and it was wrong.

Franklin tn real estateIf anyone reading this post believes that the tax records are accurate, please raise your hand. Ok, I couldn't see how many, but I hope nobody did.

Using the tax records as basis for pricng you listings is a recipe for disaster. In Nashville, and in particular, Franklin and Brentwood, a 10 percent difference in the tax record and an actual appraisal measurement is very common.  Higher or lower, either way, your seller is going to be disappointed.

Find a good appraiser, and pay them to measure your homes. I do it for every home that I have listed, and every one was larger than the tax record. It usualy allows me to market the property at a price that the sellers didn't think was possible. In the rare occurance when the measurement is lower than the tax record, I tell the seller that it's better to know now, than to find out that an appraisal was lower than the contract price because of the size of the house.

 Why don't I measure the home myself? I'm not trained to measure homes as an appraiser does. I would like to stay out of court, and so far I have. It's a record i would like to keep.

The improvement in interest rates, and the stock market sees to have helped the luxury real estate market toward the end of the first quarter. It's still a buyers market in the luxury price range of Nashville tn real estate.

I'm just not comfortable making a commitment right now

Nashville real estate - I hear this a lot lately, the client was interested in moving up to a larger home with better schools for his children, but fear has taken over. He knows that the market conditions are the best he's ever seen, but he can't get over the fear that the media has put into him. He knows that if he doesn't buy his dream home now, it may be out of reach when the rates and prices recover. But he's also afraid that something might happen in the job market that could hurt his income, even though he has no facts to support this theory. Nothing I can say will convince him to take action, and he knows the odds are that he will regret it.

In the Nashville area, we have finally seen the average prices of homes come down about 10 percent. Do not confuse that with price per square feet coming down 10 percent. It just means that consumers have postponed the purchases of high end homes, bringing the average size and price of homes purchased down considerably. Right now the best deals in Franklin and Brentwood are in the higher priced catagories, because they are moving at a slower pace. The selection is great, and some of the builders have very attractive prices to liquidate inventory of completed homes. Jumbo loans have also become more affordable.

Custom Home builders in Franklin tn have had some interesting front challenges recently. Some very well established companies have had to close their doors due to financial difficulties, and other are just getting by day to day.

It's important for my clients to understand that I am here to protect them. Having a home built to your specification is a very rewarding project, but if it's not managed correctly, it can become your worst nightmare. To keep everything running smoothly, you need a good team. lighthouse pictures 073

The most important member of your team is the builder. But how can anyone pick the right builder without interviewing every one of them? You can't, that's why you need a realtor who works in Franklin and Willaimson county full time. We know about the builders who are cutting corners because they are in a financial bind. We know about the builders who have inferior sub-contractors. We know about the builders who can't stay on schedule. Do we know everything about everybody? NO we don't. That's why when we recommend several builders to talk to, listen closely, we like satisfied customers.

  • Pick a plan, modify it to meet your needs, then stick to it. Any changes you make after the home has been started will cost you time and money.
  • Before you start, arrange your financing with a reliable mortgage company . It can be a disaster to lose funding half way through the project.
  • Have the builder prepare cost estimates, providing builder costs on materials and labor
  • Ask about quality checks throughout the project, consider hiring a home inspector qualified to inspect framing, plumbing, and electrical systems.
  • Schedule meetings with the builder on a regular schedule, weekly works best for me. Don't drive to the site at odd times and call them. Good builders work on multiple homes simultaneously. Don't expect them to drop what they are doing just to bring you up to date.  Expect them to act professionally, treat them that way.
  • Take pictures of the project as it's being built. Later after it's finished, you will have a record of what's under to covers. As a realtor, I do that for my customers, then build a web page for them to share with their family and friends as it's progressing.
  • Make sure the builders keeps  financial spreadsheets throughout the construction process to track estimated and actual costs. Remember that custom homes are usually priced based on cost. Make sure that cost is accurately documented.
  • Make sure your builder has an honest reputation, (your realtor will help with that, but you should also have an honest realtor who understands home construction).custom back

When it's finished , it should be on time, and on budget. It takes planning and cooperation to get it done.

Franklin tn real estate  Sales for the month of may in LaurelBrooke were relatively weak with 3 closings. This compares favorably to may 2007 with 2 closings. The average closing price was $1,305,000, with the average price per square ft at $181.60.  The average days on market for sold homes in LaurelBrooke in the month of may was 111.
