Is it still a buyers market in Franklin Tn

Franklin HomesIs it still a buyers market in Franklin Tn -  Looking at the statistics, I'm not so sure that buyers have as much control as they did just a few weeks ago. I'm hearing of multiple offers on Franklin homes almost daily now, and the best homes in the lower price ranges only stay on the market for a few days.

 I know that this is not what buyers want to hear, but the market is changing, and we have to adjust with it.

Since St. Jude was established, the survival rate for acute lymphoblastic leukemia, the most common type of childhood cancer, has increased from 4 percent in 1962 to 94 percent today. St. Jude has treated children from across the United States and from more than 70 countries. Doctors across the world consult with St. Jude on their toughest cases. Also, St. Jude has an International Outreach Program to improve the survival rates of children with catastrophic illnesses worldwide through the transfer of knowledge, technology and organizational skills.

All medically eligible patients who are accepted for treatment at St. Jude are treated without regard to the family's ability to pay. St. Jude is the only pediatric research center where families never pay for treatments that are not covered by insurance, and families without insurance are never asked to pay. In addition to providing medical services to eligible patients, St. Jude also assists families with transportation, lodging, and meals. Three separate specially-designed patient housing facilities-Grizzly House for short-term (up to two weeks), Ronald McDonald House for medium-term (two weeks to 3 months), and Target House for long-term (3 months or more)-provide housing for patients and up to three family members, with no cost to the patient. These policies, along with research expenses and other costs, cause the hospital to incur more than $1.5 million in operating costs each day. Around $180,000 is covered by patient insurance, the remaining $1.34M/day is funded by charitable contributions.

Westhaven Has The Best Neighborhood Pool in Franklin

Westhaven Has The Best Neighborhood Pool in Franklin- I had someone ask me this question yesterday, and I really didn't even have to think about it. In my opinion, based on the pool areas that I've seen (I'm sure I've seen them all), Westhaven has the best neighborhood pool in Franklin. I would even say that Westhaven has the best pool area in Nashville.

Tske a  look at these pictures, and understand that Westhaven has a pool for adults, and then right next door, you have this amazing water park with sprinklers, slides, and shallow areas for children. westhaven poolWesthaven

Grandparents love Westhaven

Grandparents love Westhaven -

I had a discussion today about the demographics of buyers in Westhaven, and the fact that a lot of the buyers are grandparents is something that escaped me.

Then I started thinking about the whole concept of a small town, most homes are in walking distance to the Publix, the Vanderbilt Clinic, the golf course, the fitness center and water park, and I guess for most retired people Westhaven is as good as it gets.

In Westhaven, grandchildren have plenty of activities to keep them busy, and the grandparents have low maintenance, energy efficient homes that allow them to enjoy life.

Franklin Home Sales for Jan 2010 were as follows

  • 48 Franklin homes were sold in January
  • 176 Franklin homes are under contract at the end of the month
  • 732 Franklin homes are available and not under contract
  • The average size of Franklin homes sold was 3002 square ft
  • The average sales price of Franklin homes sold in January was $363,205
  • The average days on market was 115

Franklin homes are starting to sell

WesthavenFranklin homes are starting to sell. -  Someone ask me last week if Franklin homes were starting to move, and if so, what price range is moving best. Because I'm a realtor, I know that the more affordable homes are moving quicker than the more expensive homes. but just for the people who live with statistics, here is some real data. This information is for the period of 12/28./2009 until 1/28/2010, for homes in Franklin TN.

Prices up to $200,000  in Franklin

  • 46 homes are currently active and not under contract
  • 14 are under contract
  • 3 closed in the last 30 days

From $200,000 to $300,000

  • 136 homes are active and not under contract
  • 31 homes are under contract to sell
  • 16 closed in the last 30 days

From $300,000 to $400,000

  • 133 homes are active and not under contract
  • 43 are under contract
  • 14 closed in the last 30 days

From $400,000 to $500,000

  • 136 homes are active
  • 43 are under contract
  • 9 closed in the last 30 days

From $500,000 to $750,000

  • 176 homes are active
  • 30 are under contract
  • 10 closed in the last 30 days

From $750,000

  • 183 homes are active
  • 15 are under contract
  • 2 closed in the last 30 days

As you can, the more affordable homes come under contract a little faster than the luxury Franklin homes. But I was surprised that even up to $500,000 30 percent of the homes on the market are have a sales contract. I predict a very busy spring.

Visit Franklin For Some Christmas Cheer

Franklin at Christmas TimeVisit Franklin For Some Christmas Cheer - Franklin is always a nice place to visit. But during the Christmas holiday, they really put on a show. The main streets and town square are tastefully decorated, and the locals dress as if the were living an another century. You may recognize the period from the Charles Dickens tales, and it's all in fun.

 Treat yourself to a little fun this holiday. Visit Franklin for the weekend and then buy a house. Everyone agrees that it's a great place to visit, but it's even better to live there.
