A trail to the lakeNashville real estate on the outskirts of town can be very peaceful and relaxing. This picture is from a property i sold several years ago with 20 acres of wood, and a private lake. The trail to the lake was lined with hummingbird feeders that were constantly active. The screened porch was so private that the owners placed a bed on it to sleep outside.

The value of a waterfall

 

pool and waterfallNashville real estate - While showing homes to a client from another state, we came out to the back yard of what appeared to be an average million dollar home in Green Hills. behind the house, along with mature tress and a great covered porch was a spectacular pool, hot tub and waterfall.

It seemed like the thing to do was to have a seat by the waterfall and just listen. Any stress we may have had disappeared at that moment. I would recommend it for anyone with a little extra money to spend.

Cramer Called the Bottom of the Real Estate Market - He Was Wrong

Jim Cramer said earlier this week that the real estate market had hit bottom, and would be moving up now. In Nashville, the bottom was January. Real Estate sales have increased steadily every month, and now it looks like the buyers who were sitting on the fence, are going to have to pay for higher interest rates, and probably higher prices. The selection of homes in the lower price ranges is very thin right now and I don't expect it to get better.

THis is nothing new, All markets take courage to buy at the bottom, I'm not just talking about houses, but every market. One thing is for sure, If you wait long enough, you will get the opportunity to pay a much higher price for your next Nashville home.

Belle Meade real estate

Over the last several years, some of the more established neighborhoods surrounding the west side of downtown Nashville, mostly Belle Meade and Green Hills, have been getting a facelift. Older Nashville Real Estate built in the 40's and 50's are being leveled so that a new home of significance can be built on the lot. At first, some of the neighbors were not very happy about it. When in the area, I would get comments about how  real estate agents were making the property taxes go up by increasing the property value. The fact is that most of the older homes were not very efficient and the land was very valuable. It seems like a very good thing to do if you want a nice home near downtown.

Most mortgage companies have very creative ways to finance these types of projects, Usually by the time it's built, most homeowners have a significant amount of equity. Getting the right lot for the house you want to build is the biggest challenge. Make sure your realtor and builder  know this business.
