nashville condoNashville Condo Sales April 2012 - Condo sales in Nashville have been improving along with the rest of the real estate market, fortunately for buyers, the overbuilding of the previous market means that the market hasn't switched into a sellers market yet. The exception would be condos under $300,000 in the Vanderbilt and Green Hills area. Some high demand areas are now getting offers the first day on properties fairly priced.

  • the average sales price was $189,731 compared to $181,343 last year
  • the average size of condos sold was 1369 square feet with 2 bedrooms and 2 baths
  • days on market is down to 102 days
  • 153 condos are currently pending sale
  • 914 Nashville condos are currently listed in the MLS as available for purchase

As you can tell, prices are starting to rise and with 153 condos pending, availability will become an issue later in the year. I expect the prices of Nashville condos to increase in the next 12 months, so keep that in mind if you are planning to buy or sell.

NashvilleNashville Homes and Real Estate Market Report April 2012 - Sales of Nashville homes increased 29% and sales of Nashville condos increased 13% in April compared to the previous year. 1841 homes closed during the month at an median price of $165,000 compared to $159,010 last April. Inventory levels continue to shrink with 12185 homes currently available compared to 13998 last year, a reduction of 15 percent.

  • the amount of homes sold increased 29 percent with 1841 closings for the month
  • 2436 Nashville homes are currently pending sale compared to 1909 at this time last year

With mortgage rates at historic lows and rents rising all over the city, Nashville real estate is probably headed for a sellers market this summer. Green Hills HomeGreen Hills Homes Sales for April 2012 - Unlike the rest of the Nashville real estatemarket, Green Hills seems to be having a little bit slower recovery. Homes sales were up slightly in April with 25 closings compared to 24 last year, and median prices were up considerably at $455,000 compared to $419,500 last year. But as good as it sounds, it's still lagging behind Franklin and Brentwood so I expect it to really pick up in Green Hills next month.

  • the median sales price was $455,000 compared to $419,500 and increase of 8 Percent
  • the average sales price was $639,435 compared to $475,395 last April, and increase of 34.5 percent
  • the size of homes sold was 3383 square feet making the average price per square feet $189
  • average days on market is down to 88
  • 26 homes are currently pending sale
  • 242 Green Hills homes are currently listed in the Nashville MLS as available for purchase

Green Hills is a Nashville suburb located just a few miles south of down town and has a variety of older cottage style homes, new luxury homes, and a lot of condos. Lipscomb university is located in Green Hills as well as the Mall at Green Hills. The location close to Vanderbilt Univerity and medical center attracts a lot of younger professionals.

Brentwood Luxury HomeSales of Nashville luxury homes were up 27% with 23 closings compared to 18 last year. The median and average prices are rising also $1,453,614 and $1,200,000 increases of 9% and 5% compared to last March. With 358 luxury homes currently listed in the Nashville MLS, you still have a good selection of luxury homes to pick from.

Nashville Homes Sales for March 2012

Nashville real estateNashville Real Estate Market Report March 2012 - Nashville real estate sales continue to improve with 1963 properties closing for the month, that's an increase of 17 percent over March of last year. The prices of Nashville real estate are starting to climb with the median residential price for a single-family of $168,500 compared to $165,000 last year, condominium prices are still lower at $135,000 this year compared to last year’s $143,000. Pending sales are also up with 2,239 sales pending, compared with 1,910 pending sales at this time last year. The average number of days on the market for a single-family home was 92 days. The details of Nashville real estate sales are

  • 1592 single family homes sold for the month compared to 1412 last year an increase of 13 percent
  • 198 condos sold compared to 168 last year, and increase of 18 percent
  • 39 Multi-family homes sold compared to 18 last year
  • 134 farms sold compared to 72
  • the current inventory of Nashville homes is 11,787 compared to 13,465 at this time last year a 14 percent reduction
  • 1625 Nashville condos are available compared to 2122 last year, a reduction of 31 percent

The reduced inventory and increased sales should have the typical supply vs demand impact of raising prices of both Nashville condos, and Nashville homes. The trend has been consistent now for many months, and we expect the prices of Nashville real estate to increase for the remainder of the year.

Brad Paisley Scholarship at Belmont University

Brad Paisley recently established an endowed scholarship at his alma mater Belmont University. The Brad Paisley Endowed Scholarship will provide financial assistance for a deserving student with demonstrated need who is studying in the Curb College of Entertainment and Music Business.

Belmont President Dr. Bob Fisher added, “I've heard Brad say that he ‘got his big break’ when he set foot on the campus of Belmont University, a place where he met fellow students who became members of what became ‘Team Paisley.’ Well, we've come full circle to realize that Belmont University and future students got our big break when Brad arrived on campus. We're deeply grateful for his continued friendship and his commitment to making Belmont better than it was when he first found us.”

 A 1995 graduate with a Bachelor of Business Administration degree, Paisley majored in music business at what was then the Mike Curb School of Music Business.  Paisley benefitted from a scholarship supported by Vince Gill, and In 2003, received the Distinguished Alumni Award from Belmont.

Nashville CondosNashville condos sales increased again in February with 89 closings, that's a 6 percent increase over the 84 closings from last February. Prices are rising also with the average sales price of $170,908 compared to $163,998 and increase of 4 percent. Sales are starting to catch up with the rest of Nashville real estate market, and it seems like it's going to be a very active spring with 208 Nashville condos already pending sale.

  • 89 Nashville condos sold in the month of February and increase of 6 percent over the same month last year
