Spring Hill Real Estate Is Hot - I've been trying to find starter homes for a young couple in Spring Hill, and believe me, the market has really changed. Earlier this year you could find plenty of Spring hill homes in the $120,000 to $150,000 price range in excellent condition. Now all of the good ones are sold, or under contract.
I'm glad to see it, but it always catches buyers by surprise when the market changes.

Thanks Larry for your insight. I do think the bottom has passed. I don't see us rocketing back up, but I do sense a shift for the middle.
Monica - I believe that the better atarter homes are cleaned out, and until a new wave of resells shows up, it's going to be slim pickings. Builder activity is very low, and probably will continue to be for a long time.
I have people looking there now, I hope some of those deals are still there. I am determined to find them a great house either way.
Mike - The lower price ranges are getting cleaned out fast. You can still find a great deal under $200k.
OUCH! Spring hill has now been bit by the "declining inventory bug" that has been sweeping the nation! It amazes me that December (slow season) brought this to you!
Renee - Part of the roblem that we are just starting to see is that builders are all on the sidelines, but people are still moving into the area. It's just a matter of time before we have a shortage of homes.
