The best case is you are wasting your time, the worst case is that you become a headline in the news.
It's just another good example of why you want an approval from a mortgage person you trust before you put them in your car, and take them to a vacant home.
Does that mean that everyone with bad credit is a bad person, or course not, but you are probably wasting your time until they repair their credit.



It is not only good business to have buyers pre-qualified before showing them houses, it saves everybody time and the trouble of disappointment.
Show me yours (pre-qual letter) and I'll show you mine (availble homes in your price range)!! I do make exceptions if they are a referral from a trusted source...one time out only though until they get pre-qualified.

Terri - I like to call and make sure that a letter from a stranger is from a real mortgage person.
Why would you want to show homes to any buyer that could not buy? Kind of sounds like a perfectly good way to waste your time.
