Showing homes today in Spring Hill, we viewed a home that looked beautiful in pictures, and my clients were really excited to see it in person. It had a nice lot in a good location, and we all agreed that it had nice curb appreal.
And then I opened the door.
The first thing out of my clients mouth was CATs. and in this case, the cat in question, which we never did find, had marked every room with cat urine.
I was the only one who noticed, because my clients never made it 10 feet into the home. Spring Hill has lots of beautiful homes at attractive prices. Anything that smells like this will never sell for a decent price. Someone needs to tell the Seller, or this home will never sell.
Just my rant for the day. Sorry, I'll try to keep it down.

Larry, those smelly houses just don't have a chance. It amazes me that people don't realize their house smells but obviously they don't! It makes the next house you go to that is staged with wonderful smells seem even nicer.
Larry - I was on a listing appointment and I kept asking the client what the smell in her back room was. She said she had just cleaned the floor and it was the cleaning liquid. I wasn't convinced. I asked her if her dogs peed in the back room. She said no. Of course I didn't get the listing. I didn't buy the lie. I took a buyer client to the home after it was listed a month later with another agent and there was the smell again. I won't take a listing that smells. It reflects poorly on me and is a bad business decision because I would be spending marketing money on a home that has a low chance of selling.
In my opinion... the raunchy smelling houses are worse than a trashed foreclosure.
Cat urine has to be one of the most foul odors there is in a home. I've walked into homes that had pet feces covering the entire floor of a bedroom, mold, mildew, trash, rotted meat, etc... Typically, if the home was as bad as Larry stated, plan on ripping out the carpets. Cleaning will not remove the odor, as it is soaked into the padding, and possibly the subfloor. Time to call the professionals. And no, a case of air fresheners will not help!
I guess everyone has had this experience at some time or another. I just surprises me that sellers really think they can something that smells like litter box.
Is it just that some people have a lousy sense of smell or is it that if it's their pet, they just don't notice?
I hate the smell of cats. I will never own a home that's had cats in it. Did I mention that I don't like cats? My allergies don't really help much. I can barely breath around cats. Did i mention that I don't like cats?
I showed a similar house to a veterinarian and she turned tail and ran, I did let the agent know and they changed the carpet and cleaned up that nasty smell. But we never returned.
Larry, I put my hands on the screen and I could feel your pain Bro... What a shame when folks let an animal kill their deal. Cat urine is so hard to get rid of too...

I agree with the cat issue. People either love or hate cats.....and NO one likes the smell of cat urine!! I have had success with a product called PetX....from a janatorial supply company. It is enzyme based and will eliminate the pet urine smell!
Smells with kill the potential!!!
That is going to be a touch one if the urine has got into the sub floor!!
