Beware of Dog

snoopyI have clients who are having some difficult time with their marriage, so they have decided to put their home on the market, and go their separate ways. I stop by and access their property, write up the listing paperwork, and tell them the bad news. The dogs have to go.

Why, they asked. My answer, some people don't feel comfortable in a house with dogs, any dogs, do you want to sell the house? If so, take the dogs somewhere else. At that point, they had 3 dogs in the house. The house was clean, and didn't smell or look like dogs lived in it, but they did. The next day, I came by to leave some things, and the owner showed me his new pit bull. I guess he didn't really want to sell, because everyone who's seen the house could only talk about the dogs.

I know some people don't get it, but if you have dogs or cats in the house, you are eliminating part of your potential buyers before they ever see the house. I know a lot of people who have bad reactions to cats, and will not buy a home that a cat has lived in, even if it has new carpet.

You are right on about this. Some people immediately rule out homes with pets. Some people are afraid of all dogs. Some people can smell a clean cat a mile away. Some people will never get top dollar with their pets around. Some people will not listen.

Larry, my daughter was trying to sell a house a few years back and it had shown tons of times but no offers. Finally her agent told her to move the dog and she did and it sold the next week. Coincidence?? I don't think so. Great advice, Larry!

You are correct, Larry.  I don't advocate this for anyone, but my father-in-law took the dog on one occasion.  It's a great dog.  It seems that you would still be required to disclose the fact that dogs lived there, if asked.

Larry, he got a fourth dog?!?! Unbelievable!!! Pets can stick in a buyer's mind more than the house, which is what they're supposed to be viewing!

We had an incident a few years ago when a dog who was caged got out of the cage and attacked a female realtor.  It took her months to recover.  You're right.  Just get them out!

Hi Larry,

I am dealing with the same thing.  The dog is a nice dog but very large.  The seller is very good about keeping the dog away.

Leslie - I know that some people can't understand why everyone doesn't love their pets, but they don't. Get rid of the pets if you want to sell your house for a good price. It's really that simple.

Pets can be like a member of the family, mine is. However, sellers must understand that with allegies and smells it is a minus. I once had a client who "thought" a cat might have lived in the house because she saw a pet toy and would not even consider it. Good luck my friend...

I am a dog and cat lover, but do know that some folks aren't. I do not understand way some sallers will not listen to their Realtor.

Dale - I agree with you. I've had cats most of my life, but I know that a cat in the house will cost you potential sales. So my cat stays outside.

I like your cute picture of Snoopy. I have 4 pets and I hate selling my home because I have to take them to doggie/kittie day care and hide all their bowls and toys.  It's such a hassle!
