  • the average days on market for homes sold was only 25 days
  • the median price of Nashville homes sold was $285,000 compared to $253,000 the previous August
  • the absorption rate of homes based on August sales and current inventory is only 2 months
  • The inventory level of single family homes is down 5.5% compared to the same period last year

Nashville real estate is in a very active sellers market with inventory levels shrinking on a monthly basis, driving up the prices of homes and condos to record prices. With the shortage of available lots and the growth in the area, I expect this trend to continue for several years.

Not surprised.  Nashville was beginning to come on strong with home buyers about the time I left in 99.  Buyers and sellers in your market will appreciate your marketing reporting.  Give my regards to  Brentwood, Franklin, Corkey's and Whitt's.

Thanks for stopping by Randy. Nashville has changed a lot since 1999, and I would like to say it's all for the better, but the traffic is always an unwelcome issue when a city grows this fast.
