Franklin Homes for Sale - Franklin homes continue to be in a busy sellers market with an absorption rate of 2 months and a list price to sales price ratio of 99%, it does seem like the rise in interest rates has slowed the market just a little with the average days on market creeping up to 9 days instead of the 7 days we had this time last year. Prices have continued to rise with the median price increasing 7.9% in the last 12 months.

  • 254 homes sold in the month of June compared to 238 for the same month in 2017
  • the median price per square foot of homes sold during the month was $177 compared to $171 for June of 2017 and increase of 3.5% year over year
  • the list price to sales price ratio of homes sold was 98.71%
  • the median days on market was only 9 days
  • 581 Franklin homes are currently listed in the Nashville MLS for sale, but many of those are not completed homes and in many cases construction has not even started
  • 285 homes are under contract at this time in Franklin

Thanks Jim Crawford, I'm slowing getting back to the blog habit after taking most of the year off. Franklin home buyers are still fighting a sellers market and we don't expect it to change any time soon.
