Nashville Luxury Homes Market Report for January 2012 – shows that activity is increasing in the catagory with 16 closings compared to 10 the previous January. The average sales price for Nashville luxury homes was also up significantly to $1,798,565 compared to $1,115,120. What these statistics are telling us is that not only are more Nashville million dollar homes being sold, but multi-million dollar homes are now starting to sell.

The most expensive home sold was 18,000 square feet and located in Green Hills. The selling price was $5,300,000. Two homes sold in Laurelbrooke, a gated community in Franklin for over $3,000,000, and 2 luxury homes sold in Annandale in Brentwood. For home buyers who are new to the area, almost all of the Nashville luxury homes are sold in areas directly south and west of Nashville in Belle Meade, Brentwood, and Green Hills.

Nashville Homes Sales for December 2011

Nashville homes sales increased 21 percent in December of 2011 compared to the previous December with 1502 sales of single family homes compared to 1237 the previous year.

Inventory levels continue to shrink with 10,574 Nashville homes available compared to 12,146 one year ago, a 13 percent reduction in available homes, the lowest level since 2007. Average number of days on market is down to 94 days and median prices are still lower than last year at $168.500.

Nashville condos also have seen a major reduction of inventory with 1447 units available compared to 1799 last year, as reduction of 24 percent. Prices for Nashville condos have also been stable with the median price staying at $140,062.

In my opinion, Nashville real estate in showing all the signs of a major correction with significant reductions in inventory and increased sales on a comparative basis, it's becoming harder every day to find good choices for buyers, and sellers who have realistic expectations are selling their homes at a fair price. The average asking price to listing price ratio was 96 percent for Nashville homes.

Laurel Cove Halted

Laurel Cove construction is halted according to the nashville business journal, Problems with the investment banking firm, Lehman Brothers Holdings Inc. last month has halted construction of Laurel Cove, the Greg Normal golf community in Williamson County,

Laurel Cove - is one of the largest active residential projects in Middle Tennessee at 1120 acres and will be on hold indefinitely after the bankrupt Lehman defaulted on its $121 million construction loan for the project.

Laurle Cove's developers, Tentara Partners and Legacy Properties, say construction will be delayed while they work on assuming the existing loan from Lehman.

"We want to assure the public that Lehman Brothers Holdings Inc. has no ownership in the project," Philip Jones, president of Tentara Partners, says in a statement to the Nashville Business Journal. "We anticipate a four to five month complicated negotiating process with the Lehman Bankruptcy Trustee."

Now, Texas-based Terra Verde Group has taken over the project with plans to invest $750 million to build 800 homes, The Tennessean reports. Terra Verde has renamed the neighborhood. Terra Verde plans to break ground on the first home this spring, and hopes to complete 30 by year's end. Homes are expected to be priced from $500,000 to $1 million.

Williamson County real estate sales for December 2011 were up 20 percent compared to the same month last year, with the median price of sold homes being flat at $365,900 and days on market at 102 days. The biggest concern for buyers of Williamson county real estate is the shrinking availability of homes with inventory decreasing from 1922 last year to 1745 this year. Franklin homesare down to a five month absorption rate, as well as Brentwood homes. Spring Hill is still lagging behind a little with a 7 month absorption rate and Nolensville is down to 4.5 months.

the median sales price for Williamson county real estate was $365,900 compared to $366,700 last year
inventory levels for Williamson county real estate decrease from 1922 last year to 1745 this year

Green Hills Homes Prices Increase for December 2011 - The market for Green Hills homes is changing quickly with more of the higher priced homes selling even though the total volume hasn't changed at all with 22 closings for the month of December.

The average price of Green Hills homes sold in December was $658,840 compared to $499,421 last December, an increase of 32 percent. The median price of the same homes and time show an increase of 29 percent to $549,500 compared to $425,000 last year.

The average size of Green Hills homes sold in December was 3739 square feet compared to 3268 square feet last year. 31 Green Hills homes are currently pending sale or under contract and 163 homes are listed in the Nashville MLS as available for purchase. The absorption rate of Green Hills homes based on December sales is down to 7 months. The list price to sales price ration for Green Hills homes is now 97 percent.

Brentwood Homes Sales for December 2011increased again to 59 closings compared to 57 last year bringing the absorbtion rate to 5.2 months still within the range of what most consider a balanced market. My opinion is that we are rapidly moving to a sellers market since the inventory levels are shrinking every month and the demand appears to be increasing. The median price of Brentwood homes sold increased from $534,000 last year to $560,240 this year, a 5 percent increase, a sure sign that the market is changing. For buyers who have been waiting for the best deals, you probably waited too long, but it's not going to get any better in the near future. the list price to sales price ration for Brentwood homes in December was 96.6%. With 108 Brentwood homes currently under contract, and only 240 completed homes available for purchase, it leaves buyers with a small selection to pick from. I would suggest finding a buyers agent quickly.

Franklin Homes sales increased 32 percent in December of 2011 compared to 2010 with 128 homes sold compared to 97. The median price of Franklin homes sold was up 8 percent at $387,500 compared $356,458. With 643 Franklin homes currently listed in the Nashville MLS as available for purchase, the absorbtion rate is now at a little more than 5 months swinging to a much more favorable sellers market. 106 Franklin homes are currently pending and another 48 under contract. It doesn’t take a brain surgeon to understand what this means, if you are a Franklin home buyer, you negotiation leverage is quickly disappearing, If you are a seller of Franklin homes, you have a much better opportunity to get a good price for your home now than you did last year.

Williamson County Real Estate Market Report for November 2011 - What we are seeing here in a rapidly recovering real estate market with increasing sales and decreasing inventory. Williamson County real estate sales increased 12 percent in November over the previous year with 201 closings compared to 179. The average sales price was almost the same as last year at $423,206 compared to $423,561, and the days on market was 94 compared to 104 last year. The availablility of homes in inventory was reduced from 2144 last year to 1922 this year, a reduction of 12 percent. Williamson county condo sales have recovered significantly with 28 closings compared to 15 last November and an increase in average price from $192,585 to $222,978 or a 16 percent increase.

Multiple Offers on Franklin Homes are Becoming a Trend

Multiple offers on Franklin homes are becoming a trend lately. I've noticed that a lot of the more attractive homes in Franklin spend very little time on the market before they are under contract. I personally have had 2 buyers get into a multiple offer situation the first day a house was on the market. Needless to say, both of these buyers were stunned that not only were they not the only ones interested in buying the house, but that both of the homes sold for list price or higher.

Where was the media while this was happening?

I've been writing about this all year, and it's getting worse, the inventory levels of Franklin homes have been shrinking for several years now, and unless you want to live in Westhaven, the availablility of finished new homes is very small, and some days zero. Does this mean that the builders are going to go back to building like crazy? I doubt it, and the amount of available lots to build on is also going to be an issue eventually. It takes a long time to get a neighborhood approved and ready for building, and none of that is happening right now.

Supply and demand dictate price, the demand is here, but not the supply, Increased prices are sure to follow.

Spring Hill home owners must register their alarms with the city. I don't always agree with the city management of Spring Hill, but this one makes sense. My guess is that a tax will follow since that's been their method of operation lately. Tax everthing and hire more union city workers with nothing to do.

Alarm Registration Information: Title 13 Chapter 4 of the Spring Hill Municipal Code pertains to information regarding requirements of Alarm Registration. These codes apply to both commercial and residential alarms.

In order to register your alarm you must complete an Alarm Registration Form.

The Alarm Registration Form can be obtained and completed at the administrative office of Spring Hill City Hall or downloaded at: http://www.springhilltn.org/DF/alarmregistration.pdf Completed forms are maintained by the Spring Hill Emergency Communications Department for emergency contact and law enforcement dispatch purposes.

Alarm Registration Fees:
