Franklin Tn Homes Market Report April 2012 – The trend of increasing sales and higher prices is still happening for Franklin Tn homes with a 28% increase in the number of homes sold and an increase in median price of 8%. I seem to repeating the same information over and over, but the trend has been accelerating and I fear the worst for the potential buyers who have yet to purchase a Franklin Tn home. On the other hand, if you are a home owner who needs to sell, this has got to be fantastic news. The shrinking inventory and increasing cost to build will make your home appreciate as the trend should continue until interest rates will eventually start to rise.

Nashville Condo Sales April 2012 - Condo sales in Nashville have been improving along with the rest of the real estate market, fortunately for buyers, the overbuilding of the previous market means that the market hasn't switched into a sellers market yet. The exception would be condos under $300,000 in the Vanderbilt and Green Hills area. Some high demand areas are now getting offers the first day on properties fairly priced.

the average sales price was $189,731 compared to $181,343 last year
the average size of condos sold was 1369 square feet with 2 bedrooms and 2 baths

153 condos are currently pending sale

Columbia Tn Market Report - sales continue to improve during the month of April with 55 closings compared to 55 last year. The prices of Columbia Tn homes are rising also with the average price of sold homes coming in at $150,371 compared to $125,620 last year, and increase of 20 percent. Columbia Tn seems to be following the rest of the Nashville area with increasing prices, and shrinking inventory.

Nashville Homes and Real Estate Market Report April 2012 - Sales of Nashville homes increased 29% and sales of Nashville condos increased 13% in April compared to the previous year. 1841 homes closed during the month at an median price of $165,000 compared to $159,010 last April. Inventory levels continue to shrink with 12185 homes currently available compared to 13998 last year, a reduction of 15 percent.

Looking for a home or condo near Vanderbilt? - This is one of the most difficult areas in Nashville to find affordable homes. Not only do you have doctors, professors, and students at Vanderbilt University and Medical center who want to live close, but it's also in downtown Nashville where a lot of business executives would like to live.

Most of the homes in the Vanderbilt area are at least 50 years old, and had some type of renovation, some good, and some not so good, So make sure have a good inspector, and if you decide to buy an older home that needs a little work, do be surprised if a little work turns out to be a much bigger project than you expected. One alternative to an older home is a new condo. Several buildings have been constructed in the last several years, and they eliminate the worry of maintenance. Of course you do pay an association fee that ends up being just as expensive most of the time.

Homes in the Vanderbilt area have been good investments in every economic climate, because they are always in high demand, and I don't see how it can change.

Nolensville Homes Market Report April 2012 - The largest price increase that I've tracked all year belongs to Nolensville with a 34 percent increase in the price of homes sold in April compared to the same month last year. The bank foreclosures and short sales are now hard to find instead of dominating the market.

With the prices of Brentwood homesnow starting to move out of the range that some people are willing or able to pay, Nolensville is the close neighbor in Williamson county that has the land and the resources to take up some of the overflow. It doesn't hurt that Nolensville students attend some of the same nationally recognized schools in Brentwood.

The average sales price of homes sold was $405,320 compared to $301,762 last year
the median price of Nolensville homes sold was $459,350 compared to $288,178 last year

In summary, Nolensville real estate has become very active, especially in new construction. Franklin Tn Balanced Budget and 26 Years Without a Tax Increase

The Franklin Tn budget submitted by city administrators includes a 2.5 percent pay increase for city workers but does not ask for any tax increases. The budget will be presented to the media today at 11:00 a.m. in the City Administration conference room at city hall

Franklin's proposed budget, posted to the Internet Monday afternoon, is balanced and marks the 26th year without a property tax increase, City Administrator Eric Stuckey said."

The proposed budget for all funds is $81,619,875, which represents a slight increase of 1.8 percent compared to 2011-12," Stuckey said. "The proposed general fund budget is $55,078,612, which represents an increase of 3.1 percent."

"This modest increase in the city budget is primarily due to some personnel increases, grant expenditures including hazard mitigation, and a transfer to the Street Aid fund for additional paving," Stuckey said.

"The proposed 2012-13 budget still represents a 7 percent ... reduction compared to the budget adopted four years ago for fiscal year 2008-09," he added.

Green Hills Homes Sales for April 2012 - Unlike the rest of the Nashville real estatemarket, Green Hills seems to be having a little bit slower recovery. Homes sales were up slightly in April with 25 closings compared to 24 last year, and median prices were up considerably at $455,000 compared to $419,500 last year. But as good as it sounds, it's still lagging behind Franklin and Brentwood so I expect it to really pick up in Green Hills next month.

Murfreesboro homes prices are also on the rise with the average price of homes sold increasing by 4.9 percent from $162,558 to $170,568. It's a common trend throughout most of the suburbs of Nashville, and the real estate market in middle Tennessee is in rapid recovery.

The median sales price for Nashville million dollar homes was $1,470,460 and the average size of homes sold was 7096 square feet. Thompsons Station Homes Market Report April 2012- Builders are building and buyers are buying, that's the news in Thompsons Station. 10 homes closed in the month or April which turned out to be a slow month as far as closings go, but 43 Thompsons Station homes are currently pending and another 36 are listed as active, but under contingency contract. As you can tell, the market for Thompsons Station homes is really getting hot.
