Grandparents love Westhaven -

I had a discussion today about the demographics of buyers in Westhaven, and the fact that a lot of the buyers are grandparents is something that escaped me.

Then I started thinking about the whole concept of a small town, most homes are in walking distance to the Publix, the Vanderbilt Clinic, the golf course, the fitness center and water park, and I guess for most retired people Westhaven is as good as it gets.

In Westhaven, grandchildren have plenty of activities to keep them busy, and the grandparents have low maintenance, energy efficient homes that allow them to enjoy life.

Westhaven Has the Best Neighborhood Pool in Franklin - I had someone ask me this question yesterday, and I really didn't even have to think about it. In my opinion, based on the pool areas that I've seen (I'm sure I've seen them all), Westhaven has the best community pool in Franklin. I would even say that Westhaven has the best pool area in Nashville.

Tske a look at these pictures, and understand that Westhaven has a pool for adults, and then right next door, you have this amazing water park with sprinklers, slides, and shallow areas for children.

Discoveries at St. Jude have completely changed how doctors treat children with cancer and other catastrophic illnesses. Since St. Jude was established, the survival rate for acute lymphoblastic leukemia, the most common type of childhood cancer, has increased from 4 percent in 1962 to 94 percent today. St. Jude has treated children from across the United States and from more than 70 countries. Doctors across the world consult with St. Jude on their toughest cases. Also, St. Jude has an International Outreach Program to improve the survival rates of children with catastrophic illnesses worldwide through the transfer of knowledge, technology and organizational skills.

All medically eligible patients who are accepted for treatment at St. Jude are treated without regard to the family's ability to pay. St. Jude is the only pediatric research center where families never pay for treatments that are not covered by insurance, and families without insurance are never asked to pay. In addition to providing medical services to eligible patients, St. Jude also assists families with transportation, lodging, and meals. Three separate specially-designed patient housing facilities-Grizzly House for short-term (up to two weeks), Ronald McDonald House for medium-term (two weeks to 3 months), and Target House for long-term (3 months or more)-provide housing for patients and up to three family members, with no cost to the patient. These policies, along with research expenses and other costs, cause the hospital to incur more than $1.5 million in operating costs each day. Around $180,000 is covered by patient insurance, the remaining $1.34M/day is funded by charitable contributions.

Is it still a buyers market in Franklin Tn - Looking at the statistics, I'm not so sure that buyers have as much control as they did just a few weeks ago. I'm hearing of multiple offers on Franklin homes almost daily now, and the best homes in the lower price ranges only stay on the market for a few days.

I know that this is not what buyers want to hear, but the market is changing, and we have to adjust with it.

Franklin Tn Home Sales for February 2010

Franklin TN Home Sales for February 2010 are as follows

71 Franklin TN Homes were sold
The average price of homes sold was $382,631
The average size of homes sold was 2995 square ft
The average number of days on market for sold homes in Franklin was 98
146 Franklin TN Homes are pending sale
959 Homes are available for sale in Franklin

My analysis is this – The inventory of homes in Franklin is still sufficient to support a buyers market, and prices reflect that. However, new homes at affordable prices are becoming harder to find, and builders will not be replenishing sold homes at the rate they did in the past. Pre-owned homes will always be available, but I expect the prices to start increasing for the higher demand communities like Westhaven .

Donate to your Local Animal Shelter Not the National Humane Society

Like a lot of people, I thought that my donations to the National Humane Society would work it's way through the system and come back to help abused and neglected pets throughout the country.

I was wrong.

I scanned the tax return information on their website this morning, and became very angry. The National Humane society has assets of over 200 million dollars, and it appears to be used primarily as a fund for lobbiest (or funnel money to politicians). What really made me mad was that no money made it's way back to any of the local animal shelters.

If you want to fund politicians, give to the national Humane society. If you want to help neglected pets, give to your local shelter. The two are not connected.

Obsessive Cleaning can Sell Your Home

While viewing a Nashville luxury home that was absolutely spotless, I heard the comment that if the house was this clean, you would expect all of the mechanicals the be perfect also.

Other realtors seem to agree, buyers associate clean homes with well maintained homes, and are willing to pay a little more for it. So if you plan to sell a home in Nashville, have a professional cleaner come before the stager. It will be worth the money.

Home inspections are critical for new homes to have the builder make repairs before you own it. Nashville has a few that a very good at what they do, save you money.

We Don't Need a Home Inspection...

     These are oftentimes the famous last works for folks purchasing a new construction property. More often than not many folks purchasing new construction, often forgo this essential part of the purchase. The litany of reasons goes on and on. Most boil down to "blind faith" in the builder and codes inspection process.

     There comes a point in time when the property will be sold. Sellers often get a harsh dose of reality when the impartial home inspector reveals the hidden flaws that were overlooked during the construction process. Things that the building superintendent and codes officials should have caught - that is, if they were doing their job.
     On a recent pre-sale inspection of a parcel of Nashville, TN real estate, the seller and their agent were taken aback by the items discovered. All were items that could have been addressed in origin sale. Items that could have been remedied on the builders dime, not theirs.
     If the seller wants to sell the property for top dollar, they will now have to spend thousands of dollars repairing structural defects. When these issues raise their ugly heads, I get asked, "Why didn't the codes department catch this?" I don't know, ask them.

Some Home Buyers are Missing A Great opportunity - One of the stories I've heard this week involves a first time home buyer who is preapproved to buy a home, has found several that meet her needs, and she has decided to wait until summer to buy.

Yes you are reading this correctly, the $8000 that our uncle Sam is willing to give her doesn't seem to matter. Several of the Nashville homes that meet her criteria are HUD foreclosures that will probably only require $100 down payment to close. The $8000 would pay her mortgage for the first year.

Maybe I'm too much of a numbers person, but most people could use an extra $8000. This opportunity is scheduled to end soon, and I suspect that we will here the whining start soon after it does.

Amateurs and Electricity - A Dangerous Mix...
What is it about electricity and wiring that make amateurs think that they have the same skill set as a licensed electrician? Is is because there are so many DIY books and videos out there in the market place?
I wonder if someone has produced a DIY video on how to extinguish electrical fires? Maybe this amateur electrician needs to watch it. This is certainly an electrical fire hazard just waiting for a place to happen...
